Unreasonable Gaps & Holes

Draughts can lead to less temperature in homes. A cold house is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught can be felt through gaps that are too large or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap that is, it’s likely a crack or hole that requirements sealing in somehow. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit within your house need seals. For example, if an open fireplace is not in use, it may cause draughts and should be shut off. Landlords and property managers are accountable for ensuring that these draughts are stopped in the maximum extent possible.

You don’t require to block off gaps or holes which are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement within the building as the home heats and cools, in order to let them be opened and closed rather than securing. We will test all doors and windows during an Healthy Homes assessment of your rental property.

Heating Ahuriri

Ahuriri rental properties need to have a stable source of heating that can heat the living room to at least 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs to be fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether the fixed heater(s) are sufficient or if you’ll require to top up by adding a second heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be safe heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump it should be equipped with an thermostat. This will make the heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartments an electric, fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source, such as a heat pump, then it might need a top up to meet the standards. Some types of heaters can’t be used to meet the standard because they’re inefficient, unaffordable to operate or unsafe to operate.

Ventilation Ahuriri

Each living space within the rental property should include at least one open door or window to provide natural ventilation. In addition, humid spaces like kitchens and bathrooms should have an externally vented extractor to remove moisture.

This ventilation quality is all about recognising how dry air is much easier to heat and that an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore do not require an opening window or door.

Each window, door , or skylight needs for them to be in a position to open up to the outside while remaining at an open angle to allow ventilation and fresh air air flow.

All bathrooms and kitchens as well as any other space in your home with shower, bath or cooktop, or any other moisture generating item will require adequate extractor fans which are vented towards the outside. This Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Ahuriri

Ceiling and underfloor insulation is required on all rental homes from 1 July 2019. Property managers and landlords are required to make sure that the insulation is in line with current quality. In some cases, old ceiling insulation as well as insulation within the sub floor space might require to be added or replaced.

A well-insulated house can reduce condensation and reduce the chances of mould and dampness and will also make much easier for the household to retain heat.

Insulation requirements to meet the R-values for your area

The "R" refers to thermal resistance and is a measure of how well the insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Ahuriri Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building; you have to ensure there is somewhere for surface and ground water to go, and stop it from coming inside. When it comes to moisture and damp it is usually what you don’t see that could become a major issue that can cause damage to your investment and harming your tenant’s health.

Rental properties need to have efficient drainage to remove storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a proper place to go, and also that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between your floor and the soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from entering the property. It also helps to prevent any damage to your underfloor insulation.
