Unreasonable Gaps & Holes

Draught Stopping Akina

Draughts are a major cause of lower temperatures in houses. A damp home is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a gap or hole and you can feel it, it is likely a crack or crack that needs sealing in some way. Cracks and gaps that are large should be permanently stopped. The gaps that exceed 3mm that allow air in or out from the house require to be sealed. For example, if the open fireplace isn’t being used, it could cause draughts, and should be sealed off. Property managers and landlords are responsible for making sure that these draughts are stopped as much as imaginable.

You don’t require to cover up gaps or holes which are part of the building. For example, tiny gaps around windows and doors may be required to allow for movement of the building as the house is heated and cools in order to let them be shut and opened, rather instead of being stuck. We will inspect all doors and windows as part of your Healthy Homes assessment of your rental property.

A good heating system is important to ensure healthy houses

Heating Akina

Rental properties in Akina require a reliable source of heat which can warm the main or largest living space to a minimum of 18degC, even during the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements for it to be permanent (i.e., not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to check if the current fix heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered to be acceptable heating options in The Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, it needs to have a thermostat. This makes the heating more reliable and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like small apartment buildings an electric, fixed heater might be enough.

If your living space already has a central heating source, like a heat pump, then it might require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard because they’re costly, not affordable to run, and/or unhealthy to run.

Ventilation Akina

Each living space within a rental house must contain at minimum one open door or window to provide natural airflow. In addition, high moisture areas such as kitchens or bathrooms should have an venting fan outside to remove moisture.

This ventilation quality is all about understanding how dry air will be more easy to heat, and that an apartment that is well-ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable and therefore are not require an opening window or door.

Each door, window or the skylight needs to be able to open up to the outside, but remain at an open angle in order to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and every other room of your home that has shower, bath cooker or any other water-generating appliance will need proper extractor fan systems that vent towards the outside. We offer a Healthy Homes Assessment service will check that there is adequate air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Akina

The insulation of the ceiling and underfloor is a requirement to all rental homes since July 1, 2019. All landlords and property managers are required to make sure that the insulation meets this new standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be filled with or replaced.

A properly insulated home can reduce condensation and lower the chance of dampness and mould, as well as making an easier task to allow the house to keep heat.

Insulation requirements to meet the R-values for your area

The "R" stands for thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Akina Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside it’s also about the outside. You must make sure there is somewhere to allow surface, rain or ground water, and also stop it from getting into the building. When it is about damp and water, it’s frequently the concerns you don’t notice that can become a big problem, causing the property to suffer and harming the tenant’s well-being.

Rental properties must be equipped with efficient drainage for the removal of floodwaters, surface water, and ground water, including the proper outfall or runoff. Making sure the water is able to go, and it doesn’t sit beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between the floor and soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are generally a polythene sheet laid over the ground, in order to block any moisture present in the ground from entering the property. It also assists in preventing from causing damage to the flooring insulation.
