Healthy homes matter

What is the reason Healthy Homes Compliance so important?

About 1 in 3 households rent homes in New Zealand and Akina, and research shows us that these rental homes are more likely to be older, colder, are not as effective heating, and generally tend to be lower quality than owner occupied properties.

The damp, cold and mouldy houses are linked to negative well-being results, specifically for illnesses such as colds and influenza, asthma, and heart diseases. Additionally, those who have reported at least four key home quality issues often suffer from poor life satisfaction and lower mental wellbeing.

Improving the standard of Akina rental property will allow tenants to enjoy improved mental and physical health as well as lessen disruption to work, learning and daily life due to illness. Your investment is also safeguarded from mildew, mould and damp , which means lower maintenance costs in the long run.

The Healthy Homes Standards are a listing of minimum and specific requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, as well Draught-stopping within Akina rental properties.

Unreasonable Gaps & Holes

Draught Stopping Akina

Draughts can lead to lower temperatures in homes. A humid house costs more to heat, which completed jobs in wasting money and energy.

If a draught is perceived as a result of gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap that is, it’s likely to be a gap or crack that needs sealing in some way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air in or out from the home require the sealing. For example, if the open fireplace isn’t being used, it can cause draughts and should be blocked from. Landlords and property managers are responsible for making sure that such draughts are squelched as much as possible.

You don’t require to block off holes or gaps in the building. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building when the home is heated and cools so that they are able to be closed and opened instead of than sticking. We will test the windows and doors as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Akina

Akina rental properties should have a permanent heating source which can warm the living room to at least 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs that it be permanently fixed (i.e., not portable), at least 1.5 kW in heating capacity and have the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to check if the existing installed heater(s) are adequate or if you’ll need to "top up" with a new heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump then it must include an thermostat. This will make the heating more uniform and efficient. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like small apartments the smaller fixed electric heater may suffice.

If the main living room already has a fixed heating source like a heat pump, then it may need a top up to meet the standards. Certain types of heaters cannot be utilised to meet the quality because they’re inefficient, unaffordable to operate or unsafe to operate.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable , and thus are not need an opening window or door.

Each window, door , or skylight requirements to be able of opening to the outside, but remain closed in order to allow for fresh air circulation and ventilation.

All bathrooms and kitchens and any other room in your home that has a bath, shower or cooktop, or any other humidity-generating items will require adequate extractor fans that vent out to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan for areas that are high in moisture.

Insulation Akina

Insulation for underfloor and ceilings is a requirement on all rental homes from 1 July 2019. All landlords and property managers are required to make sure that the insulation is in line with current standard. In some cases, old ceiling insulation as well as insulation within the subfloor space might need to be filled with or replaced.

A well-insulated house can help control condensation and lower the chance of mould and damp, and will also make it easier for the household to keep the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well insulation resists heat flow. The more R-value is higher, the higher the standard of insulation.

Akina Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building it’s also about the outside. You must ensure there is somewhere for surface or ground water, and also stop it from getting into the building. When it is damp and moisture, it’s usually those concerns that you aren’t aware of that could become a major issue, causing damages to your investment and harming the tenant’s health.

Rental properties need to be equipped with effective drainage to get rid of storm water, surface water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a location to go and that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your rental is enclosed between your floor and soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from entering the property. It also helps prevent moisture damage to the underfloor insulation.
