Unreasonable Gaps & Holes

Draught Stopping Anderson Park

Draughts may lead to less temperature in households. A damp house costs more to heat, resulting in wasted energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes the area needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the air is clear from a crack or a gap that is, it’s likely to be a gap or an opening that needs sealing in somehow. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air in or out within the house need the sealing. For example, if the open fireplace isn’t used it can create draughts. This should be shut off. Property managers and landlords are responsible for ensuring such draughts are eliminated as much as imaginable.

There is no require to block off holes or gaps in the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement of the structure when the home warms and cools in order to let them be closed and opened rather instead of being stuck. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Anderson Park

Rental properties in Anderson Park need to have a stable source of heating which can warm the main or largest living space to a minimum of 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e., not portable) that is, at least 1.5 kW in heating capacity, and must meet the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine if the current fixed heater(s) are sufficient or if you’ll need to "top up" with a new heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it needs to be equipped with the thermostat. This makes your heating more consistent and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like apartments with small spaces an electric, fixed heater may suffice.

If your living space already has a fixed heating source, such as a heat pump, then it might just require a top up to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the quality as they are either not efficient, cost prohibitive to operate or are unsafe to operate.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallways are not living spaces and therefore do not require an opening window or door.

Every window, door or skylight requirements to be able to open up to the outside, and stay set in an opening position to allow ventilation and fresh air air flow.

Anderson Park Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside; you have to make sure there is somewhere for rain, surface or ground water, and prevent it from getting into the building. When it comes to moisture and damp it is frequently not apparent that it could become a major issue that can cause the property to suffer and affecting the tenant’s health.

Rental properties require to be equipped with effective drainage to get rid of rainwater, storm water, and groundwater, with an appropriate outfall or runoff. Making sure the water has a location to go, and it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside an irrigation system to stop moisture from entering, if your property has an enclosed space between the floor and ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are generally made of polythene and is laid on top of the ground, to block any moisture present in the ground from getting into the home. It also helps prevent water damage to the floor insulation.
