Unreasonable Gaps & Holes

Draught Stopping Anderson Park

Draughts can lead to lower temperatures in houses. A cold house is more expensive to heat, resulting in wasted money and energy.

If a draught could be felt through gaps that are too large or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught from a crack or a gap or crack, then it is likely to be a gap or an opening that needs sealing in any way. Cracks and gaps that are large should be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit from your house need to be sealed. For example, if an open fireplace isn’t used it could cause draughts, and should be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated as far as imaginable.

You don’t need to cover up holes or gaps which are part of the construction. For instance, small gaps around windows and doors could be required to allow for the movement of the building as the home gets warmer and cooler, in order to let them be closed and opened instead of than securing. We will test all doors and windows in our Healthy Homes assessment of your rental property.

A good heating system is important to ensure healthy homes

Heating Anderson Park

Anderson Park rental properties must have a fixed source of heating which can warm the main or largest living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to check if the installed heater(s) are adequate or whether you will need to "top up" with a new heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters are not considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump then it must have a thermostat. This will make the heating more consistent and efficient. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater could be enough.

If your main living space already has a central heating source, like heat pumps, it might need an update to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the standard as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Anderson Park

Each living space within a rental home must have at least one opening doors or windows to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor fan to get rid of moisture.

The ventilation quality is all about acknowledging how dry air is less difficult to heat and that the property that is properly ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable , and thus do not need an opening window or door.

Each door, window or the skylight needs for them to be in a position open to the outside while remaining at an open angle, allowing ventilation and fresh air ventilation.

The bathrooms in all kitchens and any other area in your property with a bath, shower and cooktop or another water-generating appliance will require suitable extractor fans that can be vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Anderson Park

The insulation of the ceiling and underfloor is required to all rental homes since July 1, 2019. Property managers and landlords are required to make sure the insulation meets this new standard. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be replaced or replaced.

A well-insulated house can help control condensation, and decrease the risk of mould and damp, and also makes it easier to allow the house to retain heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Anderson Park Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside; you have to make sure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting into the building. When it comes to moisture and damp it is often not apparent that it could be a huge problem and end up causing damages to your investment and harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage to eliminate rainwater, storm water and ground water, which includes the proper outfall or runoff. Making sure the water has a proper place to go and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between your flooring and the soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are usually a polythene sheet laid over the ground, to block any moisture that is present in the ground from entering the property. It also helps in preventing from causing damage to the flooring insulation.
