Healthy homes matter

Why is Healthy Homes Compliance important?

One in three households rent from New Zealand and Camberley, and research indicates that rental homes are most likely to be colder, older and have less efficient heating and tend to be lower quality than the houses of owners.

Cold, damp and mouldy homes are associated with negative health outcomes, particularly for illnesses like colds, asthma, as well as heart diseases. In addition, people who have reported at least four major housing quality problems frequently have poor life satisfaction and lower psychological well-being.

The improvement in the quality of Camberley rental property will allow tenants to enjoy improved mental and physical health and minimise the disruptions to their work, education and daily life because of diseases. Your investment is also secured from mildew, mould and damp damage, meaning lower maintenance costs in the long-term.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Stopping for Camberley rental properties.

Unreasonable Gaps & Holes

Draught Stopping Camberley

Draughts can lead to lower temperatures in houses. A cold home will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a crack or a gap, then it’s likely to be a gap or an opening that needs sealing in somehow. Large gaps and cracks should be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit within your house need to be sealed. For instance, if an open fireplace isn’t in use it can cause draughts and should be sealed off. Landlords and property managers are accountable for making sure that these draughts are stopped whenever possible.

You don’t require to block off gaps or holes that are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement within the building when the household heats and cools, in order to let them be opened and closed rather instead of being stuck. We will examine every window and door as part of your Healthy Homes assessment of your rental property.

Heating Camberley

Camberley rental properties must have a fixed source of heating that is able to heat the living area to at minimum 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements for it to be permanent (i.e. not portable), at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to check if the current fix heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters like portable LPG bottle heaters are not considered to be acceptable heating options under The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, then it must include the thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater may be sufficient.

If your living space already has a permanent heating source such as heat pumps, it may need an upgrade to be able to meet the standards. Some types of heaters can’t be used to comply with the quality because they’re costly, not cost-effective to run, or are unsafe to operate.

Insulation Camberley

Ceiling and underfloor insulation is mandatory for all rent houses as of July 1st, 2019. Property managers and landlords should ensure that the insulation meets standards that are in line with the latest quality. In some instances, existing ceiling insulation or insulation in the sub floor space might require to be added or replaced.

A house that is well-insulated can help control condensation, and decrease the risk of dampness and mould, and it will make much easier for the household to keep heat.

Insulation requirements to meet the R-values required for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Camberley Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting inside. When it comes to moisture and damp it’s often what you don’t see that could become a major issue that can cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties require to have effective drainage to eliminate storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

Alongside an irrigation system to stop moisture ingress, if your rental has an enclosed gap between floorboards and the ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from accumulating into the home. It also assists in preventing any damage to your underfloor insulation.
