If a draught could be perceived as a result of gaps or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air entering or a clear draught out of a hole or gap and you are able to feel it, it is probably a gap or an opening that requirements sealing in any way. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that allow air in or out of your home require the sealing. In the case of an open fireplace isn’t in use it could cause draughts, and should be sealed from. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as possible.

There is no require to block off holes or gaps which are part of the construction. Heating Camberley

Rental properties in Camberley must have a fixed heating source that can heat the living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e. not portable) that is, at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool can be used to determine whether the current fix heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it should be equipped with a thermostat. This will make the heating more uniform and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like apartments with small spaces the smaller fixed electric heater could be enough.

If the living area is already equipped with a fixed heating source, like the heat pump, it could need an upgrade to be able to meet the standards. Certain types of heaters cannot be utilised to meet the standard because they’re expensive, inefficient or are unsafe to operate.

Ventilation Camberley

Each living space within a rental property must have at least one openable window or exterior door to offer natural airflow. In addition, humid spaces like kitchens and bathrooms need to have an venting fan outside to remove moisture.

The ventilation standard is all about recognising how the dry atmosphere is less difficult to heat, and that the property that is properly ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore are not need an opening window or door.

Each window, door , or Skylight requirements at least open to the outside, and stay set in an opening position to allow the circulation of fresh air and ventilation.

Bathrooms, kitchens, and any other area in your house that houses a bath, shower, cooktop or other high moisture generating item will need adequate extractor fans that are vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Camberley

Underfloor and ceiling insulation has been compulsory on all rental homes from 1 July 2019. All landlords and property managers must ensure that the insulation is up to the new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space may need to be topped up or replaced.

A house that is well-insulated can reduce condensation and reduce the chances of mould and dampness as well as making an easier task to the home to keep heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Camberley Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building it is also about the outside. You must make sure there is somewhere for surface, rain or ground water and also stop it from getting into the building. When it comes to moisture and damp it is often what you don’t see that can become a big problem and end up causing damages to your investment and harming your tenant’s health.

Properties that are rented must be equipped with efficient drainage to eliminate floodwaters, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that the water is able to go, and also that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between the floor and soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture present in the ground from rising into the structure. It also helps prevent from causing damage to the flooring insulation.
