Healthy homes matter

Why is Healthy Homes Compliance So Important?

One in three households rent in New Zealand and Eskdale, and research shows us that these rental homes are most likely to be colder, older and have less effective heating, and generally tend to be lower quality than homes that are owned by the owner.

Cold, damp and mouldy houses are linked to negative well-being results, specifically for illnesses like colds, flu, asthma and cardiovascular diseases. In addition, people who report four or more key issues with their housing often have lower levels of satisfaction with life and a decrease in mental wellbeing.

Improve the standard of Eskdale rental property will allow tenants to enjoy improved mental and physical health and minimise the disturbance to learning, work and living due to diseases. Your investment will also be better protected from mould, mildew and damp damage, meaning less maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, and Draught Control within Eskdale rental properties.

Unreasonable Gaps & Holes

Draught Stopping Eskdale

Draughts can lead to less temperature in homes. A humid house is more expensive to heat, which means wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the air is clear from a crack or a gap and you are able to feel it, it’s probably a gap or an opening that needs sealing in somehow. Large gaps and cracks should be permanently stopped. Cracks that are greater than 3mm and allow air in or out into your house require seals. For instance, if an open fireplace isn’t in use it can create draughts. This should be blocked off. Property managers and landlords are responsible for making sure such draughts are eliminated whenever imaginable.

There is no need to block up intentional gaps or holes in the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure as the house warms and cools in order to let them be closed and opened rather than securing. We will check all doors and windows during your Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Eskdale

Rental properties in Eskdale need to have a stable source of heat that is able to heat the living room to at least 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements that it be permanently fixed (i.e. not portable) and at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to determine whether the current fix heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered acceptable heating options under The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump then it must be equipped with a thermostat. This will make the heating more uniform and effective. In most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases such as small apartments the smaller fixed electric heater may suffice.

If the main living room is already equipped with a fixed heating source like an air conditioner, it might need an update to meet the standards. Certain types of heaters cannot be used to meet the quality because they’re expensive, inefficient or are unsafe to operate.

Ventilation Eskdale

Every living space in a rental property has to have at least one openable door or window to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan to remove moisture.

A ventilation quality is about recognising that dry air is less difficult to heat and heat, and the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable and do not require an opening door or window.

Each door, window or Skylight requirements at least to open to the outside, but remain at an open angle to allow ventilation and fresh air air flow.

The bathrooms in all kitchens and any other area in your property with shower, bath and cooktop or another moisture-producing item will require adequate extractor fans that vent to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Eskdale

Insulation for underfloor and ceilings is mandatory on all rental houses as of July 1st, 2019. All landlords and property managers should make sure that the insulation is up to current standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space might require to be replaced or replaced.

A properly insulated home will help to control condensation, and decrease the risk of mould and dampness, and also makes an easier task for the house to keep the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Eskdale Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting into the building. When it comes to moisture and damp it is usually not apparent that it could become a major issue and cause damages to your investment and harming your tenant’s well-being.

Rental properties must have efficient drainage for the removal of floodwaters, surface water, and ground water. This includes the proper outfall or runoff. Making sure the water has a place to go, and that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between floorboards and surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is usually an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from getting into the building. It also helps to prevent moisture damage to the underfloor insulation.
