Healthy homes are important

Why is Healthy Homes Compliance so Important?

A majority of households rent homes in New Zealand and Flaxmere, and research indicates that rental homes are most likely to be colder, older, have less efficient heating and tend to be of poorer quality than the homes of owners.

The improvement in the standard of Flaxmere rental property will help tenants experience improved mental and physical health as well as lessen interruption to learning, work and daily life because of illness. Unreasonable Gaps & Holes

Draught Stopping Flaxmere

Draughts increase the likelihood of dropping temperatures within houses. A draughty house will cost more to heat, meaning wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or a clear draught from a hole or gap and you can feel it, it’s most likely a gap or crack that needs sealing in some way. Large cracks and gaps should be fixed permanently. Cracks that are greater than 3mm and let air in or out from your home need sealing. For example, if the open fireplace isn’t in use it could cause draughts, and should be shut from. Landlords and property managers are accountable for ensuring that these draughts are stopped in the maximum extent imaginable.

You don’t require to block holes or gaps in the construction. For example, tiny gaps around windows and doors may be required to allow for movement within the structure when the home is heated and cools in order to let them be closed and opened rather than sticking. We will inspect all doors and windows as part of an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being homes

Heating Flaxmere

Flaxmere rental properties must have a fixed source of heat which can warm the principal or the biggest living room to at least 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements to remain fixed (i.e., not portable), at least 1.5 horsepower in capacity and have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to determine if the current fixed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it must be equipped with a thermostat. This makes the heating more uniform and effective. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like small apartments, a smaller fixed electric heater may suffice.

If your main living space already has a central heating source, such as heat pumps, it could require some additional energy to be able to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard since they’re either expensive, inefficient and/or unsafe to run.

Insulation Flaxmere

Underfloor and ceiling insulation is a requirement for all rent houses since 1 July 2019. Property managers and landlords must ensure that the insulation meets standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might require to be filled with or replaced.

A well-insulated house will help to control condensation and reduce the chances of mould and damp, and it will make much easier to allow the household to keep warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well insulation is able to resist heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Flaxmere Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building; you have to ensure there is somewhere to allow surface, rain or ground water, and to prevent it from getting into the building. When it concerns damp and moisture it is usually what you don’t see that can become a big problem and cause damage to your investment as well as affecting the tenant’s health.

Rental properties must be equipped with efficient drainage for the removal of storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a location to go and that it doesn’t sit beneath structures is an crucial aspect of keeping your property dry.

In addition to an irrigation system to stop moisture from entering, if your rental is enclosed between your floor and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are typically a polythene sheet laid over the ground to prevent any moisture that is present in the ground from entering the home. It also assists in preventing moisture damage to the underfloor insulation.
