Unreasonable Gaps & Holes

Draught Stopping Flaxmere

Draughts may lead to dropping temperatures within houses. A cold home will cost more to heat, resulting in wasted energy and increased bills.

If a draught could be felt through gaps that are too large or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the air is clear out of a hole or gap that is, it’s likely to be a gap or hole that needs sealing in somehow. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that allow air in or out of the home need the sealing. For example, if the open fireplace isn’t being used, it could cause draughts, and should be sealed from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

There is no require to cover up gaps or holes that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building when the household warms and cools so that they can still be closed and opened rather than sticking. We will examine the windows and doors as part of our Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being houses

Heating Flaxmere

Rental properties in Flaxmere should have a permanent source of heat which can warm the main or largest living room to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements for it to be permanent (i.e., not portable), at least 1.5 horsepower in capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool could be used to determine whether the installed heater(s) are sufficient or whether you will need to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options for The Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it must have a thermostat. This makes the heating more reliable and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If the living area already has a permanent heating source, such as a heat pump, then it might just require an update to meet the standards. Some types of heaters can’t be used to comply with the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Every window, door or Skylight needs to have the ability of opening to the outside, and stay fixed in an open position in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and every other room of your home with a bath, shower cooker or any other moisture generating item will require appropriate extractor fans that vent to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Flaxmere Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside; you have to make sure there is somewhere for surface, rain or ground water, and also stop it from getting into the building. When it comes to moisture and damp it’s frequently those concerns that you aren’t aware of that could become a major issue, causing damages to your investment and affecting your tenant’s well-being.

Rental properties should have efficient drainage to eliminate rainwater, storm water and ground water, which includes the proper outfall or runoff. Making sure that water has a location to go, and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop the ingress of moisture, if your property has an enclosed space between your flooring and the ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from getting into the building. It also helps to prevent moisture damage to the underfloor insulation.
