Healthy homes are important

Why is Healthy Homes Compliance So Important?

One in three households rent the property in New Zealand and Glengarry, and research suggests that rental homes are most likely to be colder, older, have less effective heating and tend to be lower quality than owner occupied properties.

The damp, cold and mouldy homes are linked to negative health outcomes, particularly illnesses such as colds and influenza, asthma, and heart diseases. Additionally, those who reported four or more major home quality issues often suffer from lower levels of satisfaction with life and a decrease in psychological well-being.

The improvement in the quality of Glengarry rental property will allow tenants to enjoy improved physical and mental health, and lessen the disturbance to learning, work and daily life due to illnesses. Your investment is also protected from mildew, mould and damp-related damage, which results in less maintenance costs in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Glengarry

Draughts are a major cause of lower temperatures in houses. A damp home is more expensive to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a gap or hole or crack, then it’s probably a gap or hole which needs sealing in some way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and let air into or out within your house need seals. In the case of an open fireplace isn’t being used, it can create draughts. This should be shut off. Property managers and landlords are accountable for ensuring that these draughts are stopped as much as imaginable.

There is no need to block up intentional gaps or holes that are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement within the building when the house heats and cools, so that they are able to be closed and opened rather than securing. We will inspect every window and door as part of your Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being homes

Heating Glengarry

Rental properties in Glengarry should have a permanent source of heat that can heat the main or largest living space to at least 18degC, even during the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to remain fixed (i.e. not portable) and at least 1.5 Kilowatts in heating capacity and have the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine if the installed heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must be equipped with a thermostat. This makes the heating more consistent and efficient. For most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in certain instances like small apartments small apartments, a smaller electric fixed heater may suffice.

If your main living space is already equipped with a fixed heating source such as a heat pump, then it may require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Glengarry

Every living space of a rental property must have at least one opening windows or an exterior door to provide natural ventilation. In addition, high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

This ventilation quality is all about understanding that dry air is much easier to heat and that an apartment that is well-ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus do not require an opening door or window.

Each window, door , or Skylight requirements for them to be in a position to open up to the outside while remaining closed, allowing the circulation of fresh air and ventilation.

Bathrooms, kitchens, and any other area in your home with a bath, shower, cooktop or other high humidity-generating items will require suitable extractor fans that are vented to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Insulation Glengarry

Ceiling and underfloor insulation is required in all rental homes since July 1, 2019. Property managers and landlords are required to make sure the insulation meets current standard. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be replaced or replaced.

A house that is well-insulated can reduce condensation and lessen the likelihood of mould and dampness as well as making more easy to the household to retain heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Glengarry Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere for rain, surface and underground water to flow and also stop it from getting into the building. When it is damp and moisture, it is usually what you don’t see that can cause a lot of trouble and end up causing damage to your investment and harming your tenant’s well-being.

Rental properties should have efficient drainage to eliminate the stormwater and surface waters and ground water, including the proper outfall or runoff. Making sure the water is able to go and that it doesn’t sit beneath structures is an important aspect of making sure your property is dry.

In addition to an irrigation system to stop water ingress, if the property has an enclosed space between your flooring and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture present in the ground from rising into the home. It also helps prevent any damage to your underfloor insulation.
