Draught Stopping Glengarry

Draughts increase the likelihood of dropping temperatures within houses. A cold home is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming from a crack or a gap or crack, then it’s likely to be a gap or hole that needs sealing in some way. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that let air in or out within the home need sealing. For instance, if an open fireplace isn’t being used, it could cause draughts, and should be shut off. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no require to block off gaps or holes that are part of the construction. For example, tiny gaps around doors and windows could be required to allow movement of the structure when the house gets warmer and cooler, so that they are able to be closed and opened instead of instead of being stuck. We will check the windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Glengarry

Rental properties in Glengarry require a reliable source of heating that is able to heat the main or largest living room to at least 18degC, even during the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements to remain fixed (i.e. not portable), at least 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to check if the current permanent heater(s) are adequate or whether you will need to "top up" by adding a second heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters aren’t considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it requirements to have a thermostat. This will make your heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like apartments with small spaces, a smaller fixed electric heater could be enough.

If the living area is already equipped with a fixed heating source such as heat pumps, it might require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the quality because they’re inefficient, unaffordable to operate or are unsafe to operate.

Each living space within a rental property has to have at least one openable door or window to provide natural ventilation. In addition, high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

It is the ventilation quality is all about recognising how dried air can be less difficult to heat, and that a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered living spaces and therefore are not need an opening door or window.

Each door, window or skylight needs for them to be in a position of opening to the outside and remain closed, allowing for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other room in your home that has shower, bath cooker or any other moisture generating item will require proper extractor fan systems that are vented to the outdoors. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Glengarry

Ceiling and underfloor insulation has been compulsory to all rental houses since July 1, 2019. Property managers and landlords should ensure the insulation meets this new quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might need to be added or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of mould and damp, and also makes it easier to the home to hold heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

Glengarry Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting inside. When it is about damp and water, it is usually the concerns you don’t notice that could be a huge problem that can cause the property to suffer and harming your tenant’s health.

Rental properties must be equipped with effective drainage to eliminate floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that water has a place to go, and it isn’t allowed to remain beneath structures is an important aspect of keeping your property dry.

In addition to a drainage system to prevent moisture ingress, if your property has an enclosed space between your floor and ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from entering the home. It also helps to prevent any damage to your underfloor insulation.
