If a draught can be perceived as a result of gaps or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap, then it’s probably a gap or hole that requirements sealing in the way you can. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that let air in or out of your home need sealing. In the case of an open fireplace isn’t used it could cause draughts, and should be sealed off. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed as far as possible.

Adequate heaters are important to ensure healthy homes

Heating Hospital Hill

Hospital Hill rental properties require a reliable source of heating that is able to heat the largest or main living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity, and meet the minimum capacity for heating required in the living area. The Heating Assessment Tool can be used to determine whether the permanent heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it needs to have an thermostat. This will help make the heating more reliable and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like apartments with small spaces the smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source, like a heat pump, then it might need some additional energy to be able to meet the standards. Some types of heaters can’t be used to comply with the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Hospital Hill

Every living space in a rental property must have at least one openable door or window to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms must have a suitable venting fan outside to remove moisture.

This ventilation quality is all about acknowledging how dry air is less difficult to heat and that a property that is well ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallway are not considered living spaces and therefore do not need an opening door or window.

Each window, door , or skylight needs at least to open up to the outside, and stay fixed in an open position in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other area in your property with shower, bath and cooktop or another moisture-producing item will need appropriate extractor fans that vent to the outdoors. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Hospital Hill

Insulation for underfloor and ceilings is a requirement in all rental houses from 1 July 2019. Property managers and landlords must make sure that the insulation meets standards that are in line with the latest quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be replaced or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of dampness and mould, and also makes it easier to allow the house to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and is a gauge of how well the insulation resists heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Hospital Hill Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside; you have to make sure there is somewhere for surface and ground water to go, and to prevent it from getting into the building. When it is about damp and water, it is typically what you don’t see that can cause a lot of trouble, causing damages to your investment and harming the tenant’s health.

Rental properties must be equipped with effective drainage to remove the stormwater and surface waters and ground water, which includes an appropriate runoff or outfall. Making sure the water is able to go, and that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

In addition to an irrigation system to stop the ingress of moisture, if your property has an enclosed space between your floor and ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is usually made of polythene and is laid on top of the ground, to block any moisture in the ground from rising into the structure. It also helps prevent any damage to your underfloor insulation.
