Draughts increase the likelihood of lower temperatures in houses. A draughty house will cost more to heat, which completed jobs in wasting money and energy.

If a draft can be felt through gaps that are too large or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming out of a hole or gap, then it’s likely a crack or hole that requirements sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that allow air in or out within your house require seals. In the case of an open fireplace isn’t used it can cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated in the maximum extent possible.

Adequate heaters are crucial for well-being homes

Heating Jervoistown

Jervoistown rental properties need to have a stable heating source that is able to heat the living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements to be fixed (i.e. not portable) that is, at least 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to determine if the existing permanent heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters are not considered to be acceptable heating options under The Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it requirements to include the thermostat. This will make the heating more uniform and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, such as small apartments an electric, fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source, like the heat pump, it may require some additional energy to ensure it meets the requirements. Certain types of heaters cannot be used to achieve the quality since they’re either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Jervoistown

Each liveable space in a rental property must contain at minimum one open door or window to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an venting fan outside to get rid of moisture.

This ventilation quality is about recognising how dried air can be less difficult to heat, and that a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are all considered living spaces. Connecting spaces like the hallways are not living spaces and therefore do not need an opening door or window.

Every window, door or the skylight needs to have the ability to open to the outside while remaining at an open angle, allowing ventilation and fresh air ventilation.

Bathrooms, kitchens, and every other room of your house that houses a bath, shower or cooktop, or any other water-generating appliance will need proper extractor fan systems that can be vented out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans in areas with high moisture.

The insulation of the ceiling and underfloor has been compulsory for all rent homes from 1 July 2019. Property managers and landlords are required to make sure that the insulation meets the new standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might require to be replaced or replaced.

A well-insulated property will help to control condensation and reduce the chances of dampness and mould, and also makes it easier for the house to retain the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3

Jervoistown Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside; you have to ensure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting into the building. When it comes to moisture and damp it is usually not apparent that it could become a major issue, causing the property to suffer and harming your tenant’s well-being.

Rental properties require to have efficient drainage to remove floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure the water is able to go, and that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between your floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is usually made of polythene and is laid on top of the ground to prevent any moisture in the ground from rising into the property. It also helps prevent water damage to the floor insulation.
