Healthy homes are important

What is the reason Healthy Homes Compliance important?

About 1 in 3 households rent the property in New Zealand and Jervoistown, and research has shown that these rental houses are more likely to be older, colder, have less efficient heating, and generally are of lower quality than the houses of owners.

Cold, damp and mouldy houses are associated with negative well-being outcomes, especially for diseases like colds and influenza, asthma, and heart diseases. In addition, people who experience at least four major issues with their housing often have less satisfaction in their lives and lower psychological well-being.

Unreasonable Gaps & Holes

Draught Stopping Jervoistown

Draughts increase the likelihood of dropping temperatures within homes. A draughty house will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or a clear draught out of a hole or gap, then it’s most likely a gap or an opening that requirements sealing in some way. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that let air in or out into the home need to be sealed. For instance, if an open fireplace isn’t being used, it can cause draughts and should be shut off. Landlords and property managers are accountable for ensuring that these draughts are stopped whenever possible.

You don’t require to block off holes or gaps in the building. For example, tiny gaps around windows and doors might be necessary to allow for movement within the building as the home heats and cools, to allow them to be shut and opened, rather than securing. We will test all doors and windows as part of the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy houses

Heating Jervoistown

Rental properties in Jervoistown require a reliable heating source that is able to heat the principal or the biggest living space to a minimum of 18degC even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e. not portable) and at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine whether the current installed heater(s) are sufficient or if you’ll require to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters are not considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, then it must be equipped with an thermostat. This will make the heating more consistent and effective. In most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases such as small apartments an electric, fixed heater could be enough.

If your living space is already equipped with a fixed heating source, like the heat pump, it could require a top up in order to comply with the standards. Certain types of heaters cannot be used to achieve the standard as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Jervoistown

Every living space in a rental home must include at least one open door or window to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor fan to take moisture away.

This ventilation quality is all about recognising the fact that dried air can be easier to heat, and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallway are not considered liveable and therefore are not require an opening window or door.

Every window, door or the skylight needs at least to open to the outside while remaining set in an opening position, allowing to circulate fresh air as well as air flow.

All bathrooms and kitchens as well as any other space in your house that houses shower, bath, cooktop or other high moisture generating item will require suitable extractor fans that are vented out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces with the right extractor fan in areas of high moisture.

Insulation Jervoistown

Ceiling and underfloor insulation has been compulsory in all rental homes as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation meets this new standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may require to be replaced or replaced.

A well-insulated house will reduce the risk of condensation, and decrease the risk of mould and dampness, and will also make it easier to allow the house to hold warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Jervoistown Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside but you must ensure there is somewhere to allow surface, rain and ground water to go and stop it from coming into the building. When it comes to moisture and damp it is often not apparent that it can cause a lot of trouble that can cause the property to suffer and affecting your tenant’s well-being.

Properties that are rented must have effective drainage for the removal of rainwater, storm water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and also that it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from accumulating into the property. It also helps prevent moisture damage to the underfloor insulation.
