Unreasonable Gaps & Holes

Draught Stopping Longlands

Draughts may lead to less temperature in households. A cold house is more expensive to heat, which results in wasting energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or a clear draught from a crack or a gap that is, it’s likely to be a gap or hole which requirements sealing in some way. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that let air in or out into your home need to be sealed. For example, if the open fireplace is not in use, it could cause draughts, and must be sealed from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed whenever possible.

You don’t require to block off gaps or holes that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement of the building when the house is heated and cools to allow them to be closed and opened rather than securing. We will inspect all windows and doors as part of an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being houses

Heating Longlands

Longlands rental properties need to have a stable heating source that can warm the principal or the biggest living space to a minimum of 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e., not portable), at least 1.5 kW in heating capacity, and meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to check if the fixed heater(s) are sufficient or if you’ll require to "top up" by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be acceptable heating options under The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, then it must include a thermostat. This will help make the heating more uniform and efficient. For most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, such as small apartments small apartments, a smaller electric fixed heater may be sufficient.

If your main living space already has a permanent heating source, like heat pumps, it might need an update to ensure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the quality because they’re costly, not cost-effective to run, and/or unsafe to run.

Ventilation Longlands

Each liveable space in the rental property should contain at minimum one open window or exterior door to provide natural ventilation. In addition, humid areas like kitchens and bathrooms should be equipped with an externally vented extractor fan to take moisture away.

The ventilation standard is all about understanding how dried air can be more easy to heat, and that a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t liveable and therefore don’t require an opening window or door.

Every window, door or the skylight needs to be able open to the outside, and stay set in an opening position, allowing the circulation of fresh air and ventilation.

Bathrooms, kitchens, and every other room of your home that has shower, bath cooker or any other humidity-generating items will require adequate extractor fans that are vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Longlands

Insulation for underfloor and ceilings is a requirement on all rental homes as of July 1st, 2019. Property managers and landlords are required to ensure that the insulation meets standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may need to be filled with or replaced.

A well-insulated house will help to control condensation and lessen the likelihood of dampness and mould, as well as making more easy to the house to keep the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a measure of how well the insulation resists heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Longlands Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside but you must ensure there is somewhere for rain, surface as well as groundwater to move, and also stop it from getting inside. When it is about damp and water, it is often the concerns you don’t notice that could become a major issue and cause damages to your investment and affecting your tenant’s well-being.

Properties that are rented must have efficient drainage for the removal of storm water, surface water, and groundwater, with the proper outfall or runoff. Making sure that water has a place to go, and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from entering the home. It also helps prevent any damage to your underfloor insulation.
