Unreasonable Gaps & Holes

Draught Stopping Mangateretere

Draughts can lead to less temperature in households. A humid house costs more to heat, which means wasting money and energy.

If a draught is felt from unreasonable gaps or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a hole or gap and you can feel it, it’s likely a crack or crack that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that allow air to enter or exit within your house need seals. For instance, if an open fireplace isn’t being used, it could cause draughts, and must be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated in the maximum extent imaginable.

There is no require to block up intentional gaps or holes which are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement within the structure as the household warms and cools in order to let them be closed and opened rather than being stuck. We will inspect the windows and doors during an Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Mangateretere

Rental properties in Mangateretere should have a permanent heating source which can warm the living room to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements to be fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to check if your current fixed heater(s) are sufficient or whether you will need to "top up" by adding a second heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), it needs to have an thermostat. This will help make the heating more uniform and efficient. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like small apartment buildings, a smaller fixed electric heater may suffice.

If the main living room already has a permanent heating source, like the heat pump, it might require a top up in order to comply with the standards. Certain types of heaters cannot be used to meet the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Every living space of the rental property should have at least one opening window or exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

The ventilation standard is all about acknowledging the fact that dry air will be less difficult to heat and that a property that is well ventilated is less likely to develop damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallways are not liveable and therefore are not need an opening window or door.

Each window, door or Skylight needs to be able to open to the outside, and stay fixed in an open position in order to allow for fresh air circulation and air flow.

The bathrooms in all kitchens as well as any other space in your property with a bath, shower and cooktop or another water-generating appliance will require appropriate extractor fans that are vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Mangateretere

Insulation for underfloor and ceilings is required for all rent homes from 1 July 2019. Property managers and landlords should ensure the insulation meets this new standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space may require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and dampness as well as making an easier task for the household to hold warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

Mangateretere Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere for rain, surface and ground water to go, and stop it from coming inside. When it concerns damp and moisture it’s often what you don’t see that could become a major issue and end up causing the property to suffer and affecting your tenant’s health.

Rental properties should be equipped with efficient drainage to get rid of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a location to go, and it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent water ingress, if the apartment has an enclosed gap between your flooring and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from rising into the property. It also helps prevent water damage to the floor insulation.
