Healthy homes are important

Why is Healthy Homes Compliance so important?

One in three households from New Zealand and Maraenui, and research indicates that rental homes tend to be colder, older and have less effective heating and tend to be of poorer quality than homes that are owned by the owner.

Damp, mouldy and cold homes are linked to negative health results, specifically for illnesses like colds, flu, asthma and cardiovascular conditions. Furthermore, people who reported at least four major issues with their housing often have less satisfaction in their lives and lower mental health.

Enhancing the quality of Maraenui rental property will allow tenants to enjoy improved physical and mental health and minimise the disturbance to learning, work and daily life because of illness. Your investment is also better secured from mildew, mould and damp-related damage, which completed jobs in lower maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Maraenui

Draughts increase the likelihood of less temperature in households. A damp house costs more to heat, which means wasting money and energy.

If a draught is perceived as a result of gaps or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming out of a hole or gap, then it is likely to be a gap or an opening that needs sealing in somehow. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that let air into or out from your house need the sealing. For example, if the open fireplace isn’t being used, it can create draughts. This should be sealed off. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever imaginable.

There is no require to block up intentional gaps or holes in the building. For instance, small gaps around doors and windows could be required to allow for movement within the structure when the household heats and cools, in order to let them be shut and opened, rather than being stuck. We will check all doors and windows in the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being houses

Heating Maraenui

Rental properties in Maraenui need to have a stable source of heat which can warm the living room to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs for it to be permanent (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters are not considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), then it must have the thermostat. This makes the heating more uniform and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in certain instances like small apartments small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a permanent heating source such as a heat pump, then it could require an update to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Maraenui

Each living space within a rental property has to include at least one open window or exterior door to offer natural airflow. In addition, high moisture spaces like kitchens and bathrooms should have an externally vented extractor fan to get rid of moisture.

This ventilation standard is all about understanding that the dry atmosphere is less difficult to heat and that the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore are not need an opening door or window.

Each door, window or Skylight needs to be able to open up to the outside and remain set in an opening position, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, as well as any other space in your home that has shower, bath or cooktop, or any other water-generating appliance will require suitable extractor fans which are vented to the outdoors. This Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Maraenui

The insulation of the ceiling and underfloor is a requirement for all rent houses since July 1, 2019. Property managers and landlords must ensure that the insulation is in line with standards that are in line with the latest quality. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be added or replaced.

A properly insulated home can help control condensation and lessen the likelihood of mould and dampness, and will also make more easy to allow the household to keep warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Maraenui Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside but you must make sure there is somewhere for surface, rain and ground water to go and stop it from coming inside. When it comes to moisture and damp it’s often those concerns that you aren’t aware of that can cause a lot of trouble, causing damage to your investment as well as harming your tenant’s health.

Rental properties must have effective drainage to eliminate floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure the water has a proper place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between your flooring and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture from the ground from entering the structure. It also helps prevent moisture damage to the underfloor insulation.
