Fines for Failing to Comply

As of 1st July 2021, when a new or renewed tenancy is signed on a Maraenui rental property, all Healthy Homes compliance work must be completed inside of 90 days.

Beginning on July 1st, 2021, once a new, renewed or varied tenancy is signed on the Maraenui rental property, all Healthy Homes compliance work must be finished by the end of 90 days.

When will I need to be in compliance with The Healthy Homes Standards?

Maraenui Healthy Homes Compliance Timeframes

Tenancies commenced in the period between July 1st 2019 and 30 , June 20,21

  • Ceiling and underfloor insulation is mandatory throughout Maraenui and New Zealand rental houses where it’s reasonably practicable to put in.
  • A Healthy Homes Declaration of Intent along with an Insulation Declaration and an Insurance Statement must be included with any new, renewed or altered tenancy contract.
  • Property managers and landlords have to keep records that prove the conformance to all Healthy Homes Standard that apply or will be in force during the tenancy of their rental properties.

From 1 July 2021

  • Property managers and private landlords must make sure that their rental properties are in compliance to the Healthy Homes Standards within 90 days of a new, renewed or varied tenancy.
  • All boarding homes (except Kainga Ora and registered Community Housing Provider boarder household tenancies) must comply with the Healthy Homes Standard regardless of the date the tenancy was started.

Beginning 1 July 2023

  • All households that are rented out from Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers are required to comply with the Healthy Homes Standards regardless of the date when the tenancy started.

Starting 1 July 2024

  • All rental homes have to meet the Healthy Homes Standards regardless of the time of the first day of tenancy.

Heating Maraenui

Maraenui rental properties require a reliable source of heat that can warm the principal or the biggest living space to a minimum of 18degC even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs for it to be permanent (i.e. not portable) and at least 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space.
