Unreasonable Gaps & Holes

Draught Stopping Meeanee

Draughts increase the likelihood of dropping temperatures within households. A draughty home will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draft can be perceived as a result of gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a crack or a gap and you can feel it, it is likely to be a gap or hole that needs sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out of the home require to be sealed. For instance, if an open fireplace isn’t in use it may cause draughts and must be sealed off. Landlords and property managers are responsible for making sure that such draughts are squelched as far as possible.

There is no require to block holes or gaps which are part of the construction. For example, tiny gaps around doors and windows could be required to allow for movement within the structure as the home warms and cools so that they are able to be closed and opened rather instead of being stuck. We will test the windows and doors as part of the Healthy Homes assessment of your rental property.

Heating Meeanee

Rental properties in Meeanee need to have a stable heating source that can warm the largest or main living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements for it to be permanent (i.e., not portable), at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine if the current fixed heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Fires that are open and unflued heaters like small portable LPG bottle heaters aren’t considered acceptable heating options under the Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, it must include an thermostat. This will help make the heating more uniform and efficient. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, like apartments with small spaces an electric, fixed heater might be enough.

If your living space already has a fixed heating source, like a heat pump, then it might just require an update to ensure it meets the requirements. Certain kinds of heaters cannot be used to meet the standard as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Meeanee

Each liveable space in a rental property has to include at least one open window or exterior door to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan that can take moisture away.

A ventilation standard is about recognising that dried air can be easier to heat, and that a well ventilated rental property is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t living spaces and therefore do not need an opening window or door.

Every window, door or skylight needs to have the ability to open up to the outside, but remain fixed in an open position in order to allow ventilation and fresh air air flow.

The bathrooms in all kitchens and any other area in your property with a bath, shower or cooktop, or any other water-generating appliance will require adequate extractor fans that are vented out to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Meeanee

Ceiling and underfloor insulation is a requirement for all rent houses from 1 July 2019. All landlords and property managers must ensure that the insulation is up to this new standard. In some cases, an existing insulation on the ceiling or in the sub floor space might need to be added or replaced.

A house that is well-insulated will help to control condensation and lower the chance of dampness and mould, and also makes much easier to the house to hold heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and is a measure of how well the insulation can withstand heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Meeanee Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the interior of the building It’s about having to ensure there is somewhere for surface and ground water to go and prevent it from getting inside. When it comes to moisture and damp it’s often not apparent that it can cause a lot of trouble and cause the property to suffer and affecting the tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure that the water has a location to go, and also that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture from entering, if your property has an enclosed space between your flooring and soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground, to block any moisture that is present in the ground from getting into the property. It also helps prevent any damage to your underfloor insulation.
