Since the 1st July of 2021, when a new, renewed or varied contract is signed on the Meeanee rental property, all Healthy Homes compliance work must be finished within 90 days.

Failure to meet all of the Healthy Homes Standards by the end of the period of time expected can lead to a fine of up to $7200. In addition, if the present Healthy Homes Statement of Compliance isn’t included in the new, renewed or revised tenancy agreement it could result in additional penalties or an infringement fee.

Anyone can request information about the Healthy Homes Standard and how they are related to the house they live in. If the landlord or property manager fails to provide the necessary information within 21 days of being informed of the request, they will be issued an infringement notice and be fined as high as $750.

In addition, there is also a penalty approximately $900 for landlords and property managers who provide a false or false Healthy Homes Statement of Compliance or other information. The person who is responsible for this fine is whoever is identified on the tenancy contract as the person leasing the property out and it could be the name of the landlord as well as the company that manages the property.

All information in the Compliance Statement needs to be correct when the tenancy contract is signed, and ideally it is updated during the entire tenancy, as associated work has been completed.

It’s also important to keep in mind that landlords with multiple rental properties may face even higher fines for non-compliance. The highest penalties are handed down only for serious breaches. Landlords with more than six properties could be penalised up to $50,000, and as much as $100,000 in the case of hearing claims.

Healthy homes are important

Why is Healthy Homes Compliance important?

About 1 in 3 households rent the property in New Zealand and Meeanee, and research has shown that these rental homes are more likely to be colder, older and have less efficient heating, and generally tend to be lower quality than the homes of owners.

Moldy, damp and cold houses can have negative health outcomes, particularly for diseases like colds and flu, asthma and cardiovascular issues. In addition, people who have reported four or more major issues with their housing often have low life satisfaction and reduced mental health.

Enhancing the quality of Meeanee rental property can allow tenants to experience better mental and physical health as well as lessen disruption to work, learning and living because of diseases. Your investment is also protected from mildew, mould and damp damages, which means lower costs for maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum standards for heating, insulation Ventilation, Moisture Ingress and Drainage, and Draught-stopping in Meeanee rental properties.

Unreasonable Gaps & Holes

Draught Stopping Meeanee

Draughts can lead to lower temperatures in houses. A damp home will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or a clear draught from a hole or gap or crack, then it’s likely to be a gap or hole that requirements sealing in somehow. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air in or out from the house need to be sealed. For example, if an open fireplace is not in use, it can create draughts. This must be sealed from. Landlords and property managers are accountable for ensuring that such draughts are squelched whenever imaginable.

You don’t need to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows could be required to allow for movement within the building as the house warms and cools so that they are able to be closed and opened rather than being stuck. We will examine every window and door as part of our Healthy Homes assessment of your rental property.

A good heating system is important for well-being houses

Heating Meeanee

Rental properties in Meeanee need to have a stable heating source that is able to heat the main or largest living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements for it to be permanent (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to determine whether the installed heater(s) are adequate or if you’ll require to top up with a new heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), then it must have the thermostat. This will help make the heating more uniform and efficient. For most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, such as small apartments small apartments, a smaller electric fixed heater may suffice.

If the main living room already has a central heating source, such as an air conditioner, it may need an upgrade to meet the standards. Certain kinds of heaters cannot be used to comply with the standard as they are either costly, not cost-effective to run, or are unsafe to operate.

Each living space within the rental property should have at least one opening window or exterior door to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan that can eliminate moisture.

Bedrooms, living rooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces like the hallways are not living spaces and therefore do not need an opening window or door.

Meeanee Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building; you have to make sure there is somewhere for surface or ground water and to prevent it from getting into the building. When it concerns damp and moisture it is often what you don’t see that can cause a lot of trouble and end up causing the property to suffer and affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to remove storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that water has a proper place to go and that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your rental is enclosed between the floor and the ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture in the ground from getting into the structure. It also helps to prevent water damage to the floor insulation.
