Healthy homes matter

Why is Healthy Homes Compliance So Important?

Around 1 in 3 households rent from New Zealand and Mohaka, and research suggests that rental houses are likely to be colder, older and are not as effective heating, and generally tend to be of poorer quality than homes that are owned by the owner.

Cold, damp and mouldy houses can have negative health outcomes, particularly illnesses such as colds and influenza, asthma, and cardiovascular issues. Furthermore, people who report four or more major issues with their housing often have poor life satisfaction and lower mental health.

Improving the quality of Mohaka rental property can help tenants enjoy better physical and mental health and minimise the disruptions to their work, education and living because of health issues. Your investment is also better protected from mildew, mould and damp-related damage, which results in lower maintenance costs in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation Ventilation and Ventilation and Drainage, as well Draught stopping within Mohaka rental properties.

Unreasonable Gaps & Holes

Draught Stopping Mohaka

Draughts increase the likelihood of dropping temperatures within houses. A damp home is more expensive to heat, which means wasting money and energy.

If a draught could be felt through gaps that are too large or holes that it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught from a gap or hole or crack, then it’s probably a gap or hole that needs sealing in some way. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that let air into or out of your house need to be sealed. For example, if an open fireplace isn’t used it may cause draughts and should be blocked off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as far as possible.

There is no require to cover up gaps or holes in the building. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure as the home warms and cools to allow them to be shut and opened, rather than sticking. We will examine the windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Mohaka

Mohaka rental properties require a reliable source of heat that is able to heat the main or largest living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements that it be permanently fixed (i.e. not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to check if the existing fix heater(s) are adequate or if you’ll require to ‘top up’ with an additional heater. Fires that are open and unflued heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it needs to be equipped with an thermostat. This will make the heating more uniform and effective. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, like small apartments the smaller fixed electric heater could be enough.

If the main living room already has a fixed heating source like an air conditioner, it might just require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either costly, not affordable to run, and/or unsafe to run.

Ventilation Mohaka

Each liveable space in a rental property has to include at least one open window or exterior door to offer natural airflow. Furthermore, moist areas such as kitchens and bathrooms should be equipped with an externally vented extractor to take moisture away.

This ventilation quality is all about recognising the fact that the dry atmosphere is less difficult to heat and a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable , and thus do not need an opening window or door.

Each window, door , or skylight needs at least open to the outside, and stay closed, allowing ventilation and fresh air air flow.

All bathrooms and kitchens and any other area in your home that has a bath, shower cooker or any other water-generating appliance will require proper extractor fan systems which are vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Mohaka

Insulation for underfloor and ceilings is mandatory in all rental homes as of July 1st, 2019. Property managers and landlords should ensure the insulation meets the new quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space may need to be replaced or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of mould and dampness and will also make much easier for the home to keep warmth.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well insulation is able to resist heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Mohaka Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside; you have to make sure there is somewhere for surface, rain and ground water to go and to prevent it from getting into the building. When it concerns damp and moisture it is usually what you don’t see that could be a huge problem and cause damage to your investment as well as harming your tenant’s health.

Rental properties should be equipped with efficient drainage to remove storm water, surface water and ground water, which includes an appropriate runoff or outfall. Making sure that the water is able to go and that it doesn’t sit beneath structures is an crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental is enclosed between floorboards and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are typically a polythene sheet laid over the ground to stop any moisture from the ground from getting into the building. It also helps in preventing from causing damage to the flooring insulation.
