Unreasonable Gaps & Holes

Draught Stopping Mohaka

Draughts can lead to low temperatures inside homes. A damp house will cost more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole or crack, then it is probably a gap or an opening that needs sealing in the way you can. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air into or out into the home require seals. In the case of an open fireplace is not in use, it can cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

There is no need to block off holes or gaps in the construction. For instance, small gaps around windows and doors could be necessary to allow for movement of the structure when the house warms and cools so that they can still be closed and opened instead of instead of being stuck. We will test every window and door in an Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure well-being homes

Heating Mohaka

Rental properties in Mohaka need to have a stable source of heating which can warm the main or largest living room to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements to remain fixed (i.e., not portable) and at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to check if the permanent heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered acceptable heating options under The Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it must be equipped with the thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like small apartment buildings an electric, fixed heater might be enough.

If the living area already has a central heating source such as a heat pump, then it might require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either expensive, inefficient and/or unhealthy to run.

Ventilation Mohaka

Each liveable space in a rental house must contain at minimum one open door or window to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor fan to remove moisture.

A ventilation quality is about recognising it is that dried air can be much easier to heat, and that a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallways are not liveable , and thus are not need an opening window or door.

Each window, door , or the skylight requirements at least of opening to the outside while remaining closed to allow the circulation of fresh air and air flow.

Bathrooms, kitchens, and every other room of your property with shower, bath or cooktop, or any other water-generating appliance will need appropriate extractor fans that are vented to the outdoors. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Mohaka

Insulation for underfloor and ceilings is a requirement to all rental houses as of July 1st, 2019. All landlords and property managers have to make sure the insulation meets standards that are in line with the latest quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be filled with or replaced.

A well-insulated house can reduce condensation and lower the chance of mould and damp, and it will make it easier to the house to retain heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Mohaka Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building; you have to make sure there is somewhere to allow surface, rain or ground water, and to prevent it from getting inside. When it concerns damp and moisture it is frequently those concerns that you aren’t aware of that can become a big problem that can cause damages to your investment and harming your tenant’s well-being.

Rental properties require to be equipped with efficient drainage for the removal of floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go and that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between floorboards and soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from accumulating into the structure. It also helps to prevent any damage to your underfloor insulation.
