Adequate heaters are important for well-being homes

Heating Mohaka

Mohaka rental properties must have a fixed heating source which can warm the principal or the biggest living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs for it to be permanent (i.e., not portable) and at minimum 1.5 horsepower in capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine whether the current installed heater(s) are adequate or whether you will need to "top-up" with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump it should have an thermostat. This will make the heating more uniform and efficient. For most homes, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like small apartment buildings, a smaller fixed electric heater may suffice.

If your living space is already equipped with a fixed heating source, like an air conditioner, it could require an upgrade to meet the standards. Certain types of heaters cannot be utilised to meet the quality because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Rental properties must be equipped with effective drainage for the removal of rainwater, storm water, and ground water, including an appropriate runoff or outfall. Making sure that the water has a location to go and that it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between your flooring and ground, a ground water barrier should be put in place if it is reasonably practicable to install it.
