Unreasonable Gaps & Holes

Draught Stopping Onekawa

Draughts increase the likelihood of low temperatures inside households. A damp home will cost more to heat, meaning wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear out of a hole or gap, then it’s likely to be a gap or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that allow air in or out from the home require the sealing. In the case of an open fireplace isn’t being used, it may cause draughts and should be blocked off. Property managers and landlords are accountable for making sure such draughts are eliminated whenever imaginable.

You don’t require to cover up gaps or holes which are part of the building. For example, tiny gaps around windows and doors may be required to allow for the movement of the building when the house warms and cools in order to let them be closed and opened instead of instead of being stuck. We will examine the windows and doors in our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy houses

Heating Onekawa

Rental properties in Onekawa should have a permanent source of heat that can heat the main or largest living room to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs that it be permanently fixed (i.e., not portable) and at least 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity in the living area. A Heating Assessment Tool could be used to determine if the fixed heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered acceptable heating options under those following the Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it should include an thermostat. This makes the heating more consistent and efficient. In most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like small apartment buildings an electric, fixed heater could be enough.

If your living space is already equipped with a fixed heating source, like a heat pump, then it might just require some additional energy to be able to meet the standards. Some types of heaters can’t be used to achieve the standard as they are either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Onekawa

Each liveable space in the rental property should contain at minimum one open window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should have an venting fan outside to take moisture away.

The ventilation quality is all about understanding how the dry atmosphere is much easier to heat and heat, and a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living rooms kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallway aren’t living spaces and therefore do not need an opening door or window.

Each window, door or Skylight requirements to have the ability to open up to the outside, but remain closed to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and every other room of your property with shower, bath cooker or any other moisture-producing item will require adequate extractor fans that vent to the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space and will also check for the proper extractor fans in high moisture areas.

Ceiling and underfloor insulation has been compulsory for all rent homes since 1 July 2019. Property managers and landlords should ensure the insulation meets current standard. In some cases, an existing insulation on the ceiling or in the sub floor space may need to be replaced or replaced.

A well-insulated house can help control condensation, and decrease the risk of mould and dampness and also makes more easy for the house to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and is a gauge of how well the insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Onekawa Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside; you have to ensure there is somewhere to allow surface, rain and ground water to go and stop it from coming inside. When it is about damp and water, it is usually what you don’t see that can cause a lot of trouble and end up causing the property to suffer and affecting your tenant’s well-being.

Properties that are rented must be equipped with effective drainage to get rid of storm water, surface water, and groundwater, with an appropriate runoff or outfall. Making sure the water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the property has an enclosed space between your floor and the soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture present in the ground from accumulating into the property. It also helps prevent water damage to the floor insulation.
