Unreasonable Gaps & Holes

Draught Stopping Pakowhai

Draughts increase the likelihood of dropping temperatures within households. A damp house is more expensive to heat, resulting in wasted money and energy.

If a draught is felt through gaps that are too large or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught out of a hole or gap and you are able to feel it, it is most likely a gap or an opening that needs sealing in any way. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and let air in or out into your house require to be sealed. For example, if the open fireplace isn’t used it may cause draughts and should be sealed from. Property managers and landlords are accountable for making sure that these draughts are stopped whenever imaginable.

You don’t require to block gaps or holes in the building. For example, tiny gaps around windows and doors may be required to allow movement of the structure as the household warms and cools in order to let them be opened and closed rather than being stuck. We will inspect all windows and doors during an Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Pakowhai

Pakowhai rental properties should have a permanent source of heating that can heat the living area to at minimum 18degC even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) and at least 1.5 horsepower in capacity, and it must have the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to determine whether the permanent heater(s) are sufficient or if you’ll need to "top up" by adding a second heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters aren’t considered to be acceptable heating options under The Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it must include a thermostat. This will help make the heating more reliable and efficient. For the majority of homes, bigger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces an electric, fixed heater could be enough.

If your main living space already has a permanent heating source like the heat pump, it could need a top up in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Pakowhai

Every living space in a rental property must contain at minimum one open windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an venting fan outside to take moisture away.

The ventilation quality is all about acknowledging it is that dry air will be more easy to heat, and that a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway are not considered liveable and therefore do not require an opening window or door.

Every window, door or skylight needs for them to be in a position to open to the outside, but remain at an open angle, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, as well as any other space in your property with shower, bath, cooktop or other high moisture generating item will require appropriate extractor fans that vent towards the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Pakowhai

Ceiling and underfloor insulation is required on all rental homes as of July 1st, 2019. All landlords and property managers should ensure the insulation meets current standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be replaced or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and dampness, and will also make it easier for the household to retain warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance and is a measure of how well insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Pakowhai Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside it’s also about the outside. You must ensure there is somewhere to allow surface, rain or ground water, and stop it from coming inside. When it is about damp and water, it’s often the things you don’t notice that can become a big problem that can cause damage to your investment as well as harming your tenant’s well-being.

Rental properties require to be equipped with efficient drainage to get rid of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a location to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent the ingress of moisture, if your property has an enclosed space between your flooring and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from rising into the building. It also helps to prevent moisture damage to the underfloor insulation.
