Unreasonable Gaps & Holes

Draught Stopping Parkvale

Draughts may lead to lower temperatures in households. A humid home is more expensive to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or an unobstructed draught coming out of a hole or gap that is, it’s likely to be a gap or hole that needs sealing in any way. Cracks and gaps that are large should be fixed permanently. The gaps that exceed 3mm that allow air in or out from the house require seals. In the case of an open fireplace is not in use, it may cause draughts and should be sealed off. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

There is no need to block up intentional holes or gaps that are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement within the building when the house gets warmer and cooler, to allow them to be opened and closed rather than securing. We will examine all doors and windows in the Healthy Homes assessment of your rental property.

Proper heating is important for well-being homes

Heating Parkvale

Parkvale rental properties must have a fixed source of heat that can heat the largest or main living space to at least 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs to be fixed (i.e. not portable), at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine if the permanent heater(s) are sufficient or if you’ll require to "top up" with a new heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it requirements to have a thermostat. This will make the heating more reliable and effective. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like apartments with small spaces an electric, fixed heater could be enough.

If the main living room is already equipped with a fixed heating source, like a heat pump, then it might need a top up to ensure it meets the requirements. Certain types of heaters cannot be utilised to meet the quality as they are either costly, not affordable to run, and/or unhealthy to run.

Ventilation Parkvale

Each living space within a rental home must have at least one openable door or window to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

The ventilation quality is all about acknowledging how dried air can be less difficult to heat and a property that is well ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and don’t need an opening window or door.

Each window, door , or skylight requirements to be able to open to the outside while remaining set in an opening position to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and every other room of your house that houses a bath, shower or cooktop, or any other moisture-producing item will need adequate extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Insulation Parkvale

Insulation for underfloor and ceilings is mandatory to all rental homes from 1 July 2019. All landlords and property managers have to ensure the insulation meets current quality. In some cases, old ceiling insulation as well as insulation within the sub floor space might need to be added or replaced.

A well-insulated house can help control condensation and lower the chance of mould and damp, and will also make it easier for the home to retain heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a measure of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Parkvale Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building It’s about having to make sure there is somewhere for surface, rain and underground water to flow and also stop it from getting into the building. When it concerns damp and moisture it’s usually the things you don’t notice that can cause a lot of trouble and end up causing damages to your investment and affecting your tenant’s well-being.

Rental properties need to have effective drainage for the removal of floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that water has a place to go and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between floorboards and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from entering the building. It also helps in preventing from causing damage to the flooring insulation.
