Healthy homes are important

Why is Healthy Homes Compliance so important?

About 1 in 3 households rent the property in New Zealand and Pirimai, and research has shown that these rental homes are more likely to be older, colder, have less efficient heating, and generally tend to be of poorer quality than owner occupied properties.

Damp, mouldy and cold houses are linked to negative well-being outcomes, especially for ailments like colds and asthma, as well as cardiovascular issues. Additionally, those who experience four or more major issues with their housing often have lower levels of satisfaction with life and a decrease in well-being.

Improving the standard of Pirimai rental property can allow tenants to experience better mental and physical health as well as lessen disruptions to their work, education and daily life because of illness. Your investment is also protected from mildew, mould and damp-related damage, which results in less costs of maintenance in the long run.

The Healthy Homes Standard is a list of the specific and minimum standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught Stopping on Pirimai rental properties.

Unreasonable Gaps & Holes

Draught Stopping Pirimai

Draughts can lead to less temperature in households. A cold house costs more to heat, which means wasting energy and increased bills.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught from a gap or hole and you can feel it, it’s probably a gap or crack that needs sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit into the house need the sealing. For example, if the open fireplace is not in use, it could cause draughts, and should be blocked from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as much as imaginable.

There is no require to block up intentional holes or gaps which are part of the building. For instance, small gaps around windows and doors may be required to allow for movement of the building as the house is heated and cools in order to let them be closed and opened rather instead of being stuck. We will check all doors and windows in our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being homes

Heating Pirimai

Pirimai rental properties must have a fixed source of heat that can warm the living room to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements to be fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to check if the current fixed heater(s) are adequate or if you’ll need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered acceptable heating options in The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump it needs to have the thermostat. This makes the heating more consistent and effective. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in certain instances like small apartments the smaller fixed electric heater may suffice.

If your living space is already equipped with a fixed heating source, like a heat pump, then it may need a top up to ensure it meets the requirements. Certain kinds of heaters cannot be used to meet the quality as they are either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Pirimai

Each living space within a rental property must include at least one open window or exterior door to provide natural ventilation. In addition, high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan to remove moisture.

This ventilation standard is about recognising that dried air can be much easier to heat and heat, and the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore are not require an opening door or window.

Every window, door or skylight requirements to have the ability to open to the outside and remain at an open angle, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and any other room in your property with a bath, shower cooker or any other humidity-generating items will need proper extractor fan systems that vent out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Pirimai

Underfloor and ceiling insulation has been compulsory in all rental houses as of July 1st, 2019. Property managers and landlords are required to make sure the insulation meets standards that are in line with the latest standard. In some cases, current ceiling insulation, or the insulation of the sub floor space may need to be replaced or replaced.

A well-insulated house will help to control condensation and lower the chance of mould and dampness, and will also make it easier to allow the house to retain the heat.

Insulation requirements to meet the R-values required for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation withstands heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Pirimai Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building it’s also about the outside. You must make sure there is somewhere for surface and ground water to go, and prevent it from getting inside. When it concerns damp and moisture it is frequently what you don’t see that could be a huge problem that can cause damages to your investment and harming the tenant’s well-being.

Rental properties need to have efficient drainage to eliminate storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a place to go and that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture from entering, if your property has an enclosed space between the floor and the soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier usually a polythene sheet laid over the ground to prevent any moisture present in the ground from getting into the building. It also assists in preventing from causing damage to the flooring insulation.
