If a draught can be felt through gaps that are too large or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap, then it is most likely a gap or hole that requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that allow air in or out within your house require the sealing. The proper heating equipment is important to ensure well-being houses

Heating Pirimai

Pirimai rental properties need to have a stable heating source which can warm the principal or the biggest living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs for it to be permanent (i.e., not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to determine if the fixed heater(s) are adequate or if you’ll need to top up by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it should have the thermostat. This will make the heating more consistent and effective. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like small apartments small apartments, a smaller electric fixed heater may suffice.

If the living area already has a permanent heating source like the heat pump, it may require a top up to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Pirimai

Each liveable space in a rental property has to contain at minimum one open windows or an exterior door to provide natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an venting fan outside to take moisture away.

This ventilation quality is all about acknowledging that dried air can be more easy to heat, and that the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable and therefore don’t need an opening door or window.

Every window, door or Skylight requirements to have the ability to open up to the outside, and stay fixed in an open position in order to allow for fresh air circulation and air flow.

Bathrooms, kitchens, as well as any other space in your home that has a bath, shower cooker or any other moisture generating item will require proper extractor fan systems which are vented towards the outside. This Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans in high moisture areas.

Insulation Pirimai

Insulation for underfloor and ceilings is required on all rental houses since 1 July 2019. All landlords and property managers are required to make sure that the insulation is in line with standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be topped up or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of dampness and mould, and also makes an easier task to the home to retain the heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Pirimai Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside; you have to ensure there is somewhere for surface and underground water to flow and stop it from coming into the building. When it comes to moisture and damp it is typically not apparent that it can cause a lot of trouble, causing damages to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with efficient drainage to eliminate storm water, surface water, and groundwater, with the proper outfall or runoff. Making sure that the water is able to go and that it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your property has an enclosed space between your flooring and ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from getting into the building. It also helps to prevent any damage to your underfloor insulation.
