Draughts are a major cause of low temperatures inside homes. A draughty home will cost more to heat, meaning wasting energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap or crack, then it is likely to be a gap or an opening that requirements sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that let air into or out into the home require to be sealed. For instance, if an open fireplace isn’t in use it can create draughts. This must be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent possible.

There is no require to cover up holes or gaps in the building. For example, tiny gaps around windows and doors could be necessary to allow for movement of the structure as the house warms and cools so that they can still be shut and opened, rather instead of being stuck. We will examine every window and door in the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Poraiti

Poraiti rental properties must have a fixed heating source that can heat the living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at least 1.5 kW of heating capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether the existing fixed heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), then it must have an thermostat. This will make the heating more uniform and efficient. In most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If the living area already has a permanent heating source like heat pumps, it could need an update to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either costly, not affordable to run, and/or unsafe to run.

Ventilation Poraiti

Each liveable space in the rental property should have at least one openable windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms should have an externally vented extractor to eliminate moisture.

A ventilation quality is all about recognising the fact that dry air is less difficult to heat, and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallway aren’t liveable and therefore are not need an opening window or door.

Every window, door or the skylight needs for them to be in a position to open to the outside, but remain at an open angle in order to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens and every other room of your home with shower, bath, cooktop or other high moisture generating item will require adequate extractor fans that vent to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Poraiti

Ceiling and underfloor insulation has been compulsory in all rental houses as of July 1st, 2019. All landlords and property managers are required to make sure the insulation meets current quality. In some cases, an existing insulation on the ceiling or in the subfloor space might need to be replaced or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of dampness and mould, as well as making much easier for the house to retain the heat.

Insulation requirements to meet the R-values for your area

The "R" signifies thermal resistance and is a measure of how well insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Poraiti Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building; you have to make sure there is somewhere for rain, surface or ground water, and stop it from coming into the building. When it is damp and moisture, it’s typically those things that you aren’t aware of that could become a major issue and cause damage to your investment and harming your tenant’s health.

Properties that are rented must have effective drainage to eliminate the stormwater and surface waters and groundwater, with an appropriate runoff or outfall. Making sure that water has a location to go, and it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid water ingress, if the rental has an enclosed gap between your floor and surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is usually a polythene sheet laid over the ground to prevent any moisture that is present in the ground from getting into the structure. It also helps in preventing water damage to the floor insulation.
