Draughts can lead to low temperatures inside houses. A draughty home will cost more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught is felt through gaps that are too large or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a gap or hole that is, it is likely a crack or hole that needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that let air into or out within your home need sealing. For example, if the open fireplace is not in use, it can create draughts. This should be shut off. Property managers and landlords are responsible for ensuring that such draughts are squelched as far as possible.

There is no need to block off holes or gaps which are part of the construction. For instance, small gaps around doors and windows may be required to allow for movement within the building as the home heats and cools, so that they can still be closed and opened rather instead of being stuck. We will inspect every window and door during an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Poraiti

Rental properties in Poraiti need to have a stable source of heat that is able to heat the living area to at minimum 18degC even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs for it to be permanent (i.e. not portable) with at least 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to check if the current installed heater(s) are adequate or whether you will require to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters are not considered to be acceptable heating options in the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it should include a thermostat. This will help make the heating more reliable and effective. For most houses, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater could be enough.

If your living space is already equipped with a fixed heating source, such as a heat pump, then it might just need an update in order to comply with the standards. Certain types of heaters cannot be used to comply with the quality as they are either inefficient, unaffordable to operate or unsafe to operate.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus are not require an opening window or door.

Every window, door or Skylight requirements to have the ability to open to the outside and remain fixed in an open position in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, as well as any other space in your house that houses a bath, shower and cooktop or another moisture generating item will require suitable extractor fans that vent towards the outside. This Healthy Homes Assessment service will check that there is adequate air circulation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Poraiti

The insulation of the ceiling and underfloor has been compulsory on all rental houses as of July 1st, 2019. Property managers and landlords must ensure that the insulation is up to this new standard. In some instances, current ceiling insulation, or the insulation of the sub floor space may require to be added or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of dampness and mould, and also makes it easier to allow the home to hold warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a measure of how well insulation is able to resist heat flow. The higher the R-value, the better the insulation.

Poraiti Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building It’s about having to ensure there is somewhere for surface and underground water to flow and also stop it from getting into the building. When it concerns damp and moisture it’s frequently what you don’t see that can become a big problem, causing damage to your investment and harming your tenant’s well-being.

Rental properties should have efficient drainage for the removal of storm water, surface water and ground water, which includes the proper outfall or runoff. Making sure the water is able to go, and that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent the ingress of moisture, if your property has an enclosed space between floorboards and soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground to prevent any moisture present in the ground from getting into the home. It also helps to prevent any damage to your underfloor insulation.
