Adequate heaters are important to ensure healthy houses

Heating Poukawa

Poukawa rental properties require a reliable source of heating that is able to heat the largest or main living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements for it to be permanent (i.e., not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to check if the fix heater(s) are adequate or if you’ll need to ‘top up’ with an additional heater. Fires that are open and unflued heaters like mobile LPG bottle heaters are not considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it should include an thermostat. This will help make the heating more consistent and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like small apartment buildings the smaller fixed electric heater could be enough.

If the living area already has a central heating source like heat pumps, it might require a top up to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Poukawa

Every living space of the rental property should have at least one opening windows or an exterior door to offer natural ventilation. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan that can remove moisture.

This ventilation standard is all about recognising the fact that dry air will be easier to heat and that an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore are not require an opening door or window.

Each window, door or skylight needs for them to be in a position to open to the outside, but remain closed, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and any other room in your home with a bath, shower, cooktop or other high water-generating appliance will require adequate extractor fans that can be vented towards the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Poukawa Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building; you have to make sure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting inside. When it is damp and moisture, it is typically the concerns you don’t notice that could become a major issue and end up causing damage to your investment as well as affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage for the removal of floodwaters, surface water, and ground water, including an appropriate runoff or outfall. Making sure the water has a place to go, and also that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your property has an enclosed space between your flooring and soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from entering the structure. It also assists in preventing any damage to your underfloor insulation.
