Unreasonable Gaps & Holes

Draught Stopping Roys Hill

Draughts increase the likelihood of dropping temperatures within houses. A damp home costs more to heat, meaning wasting money and energy.

If a draft can be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a gap or hole and you are able to feel it, it is probably a gap or an opening that needs sealing in somehow. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that let air in or out within the home require sealing. In the case of an open fireplace isn’t used it can cause draughts and should be sealed off. Landlords and property managers are accountable for making sure that these draughts are stopped in the maximum extent possible.

You don’t need to block up intentional holes or gaps which are part of the construction. For instance, small gaps around windows and doors could be required to allow movement of the building when the household warms and cools to allow them to be closed and opened instead of than sticking. We will inspect all doors and windows during an Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy homes

Heating Roys Hill

Rental properties in Roys Hill should have a permanent heating source that can warm the living space to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs that it be permanently fixed (i.e. not portable), at minimum 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are adequate or if you’ll require to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters aren’t considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it must include a thermostat. This will make the heating more reliable and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If your living space already has a permanent heating source, like a heat pump, then it might need a top up in order to comply with the standards. Certain types of heaters cannot be used to meet the quality since they’re either costly, not affordable to run, and/or unhealthy to run.

Roys Hill Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building it’s also about the outside. When it comes to moisture and damp it’s typically what you don’t see that could become a major issue, causing the property to suffer and harming the tenant’s health.

Rental properties must have efficient drainage to get rid of floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it doesn’t get sucked into structures is an crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your property has an enclosed space between your flooring and the soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, to block any moisture that is present in the ground from accumulating into the home. It also helps in preventing moisture damage to the underfloor insulation.
