If a draught is felt from unreasonable gaps or holes that it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap that is, it is likely to be a gap or crack that needs sealing in any way. Large gaps and cracks should be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit from your house require seals. For instance, if an open fireplace is not in use, it can cause draughts and should be shut off. Property managers and landlords are accountable for making sure such draughts are eliminated as far as imaginable.

You don’t need to block off gaps or holes which are part of the building. For instance, small gaps around doors and windows may be required to allow for movement within the structure when the home warms and cools in order to let them be shut and opened, rather than being stuck. We will test all windows and doors during the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy homes

Heating Roys Hill

Rental properties in Roys Hill require a reliable source of heating that is able to heat the living space to at least 18degC even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs to be fixed (i.e., not portable), at least 1.5 kW in heating capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to determine if the current permanent heater(s) are adequate or if you’ll require to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters aren’t considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it needs to include the thermostat. This will help make the heating more reliable and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartments the smaller fixed electric heater may suffice.

If your living space already has a central heating source, like heat pumps, it might need some additional energy to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality as they are either costly, not cost-effective to run, or unsafe to operate.

Roys Hill Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside it’s also about the outside. You must make sure there is somewhere for surface, rain as well as groundwater to move, and to prevent it from getting inside. When it comes to moisture and damp it’s typically the concerns you don’t notice that can become a big problem and end up causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties must have efficient drainage to remove storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water has a proper place to go, and it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between the floor and surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is typically made of polythene and is laid on top of the ground, to block any moisture from the ground from entering the building. It also helps to prevent from causing damage to the flooring insulation.
