Unreasonable Gaps & Holes

Draught Stopping Roys Hill

Draughts are a major cause of lower temperatures in households. A cold house will cost more to heat, resulting in wasted energy and increased bills.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or the air is clear out of a hole or gap, then it is probably a gap or hole that needs sealing in any way. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit within your home require seals. For example, if an open fireplace isn’t in use it could cause draughts, and should be sealed off. Landlords and property managers are accountable for ensuring that such draughts are squelched in the maximum extent possible.

There is no need to cover up holes or gaps in the construction. For instance, small gaps around doors and windows could be necessary to allow for movement of the building when the home heats and cools, in order to let them be shut and opened, rather instead of being stuck. We will examine every window and door in the Healthy Homes assessment of your rental property.

Heating Roys Hill

Rental properties in Roys Hill must have a fixed source of heat that can warm the main or largest living area to at minimum 18degC, even during the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements to be fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to determine if the installed heater(s) are sufficient or whether you will require to top up with a new heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters aren’t considered acceptable heating options under The Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it must have a thermostat. This will help make your heating more consistent and efficient. In most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater could be enough.

If the main living room already has a central heating source, such as the heat pump, it might just require an update to meet the standards. Some types of heaters can’t be utilised to meet the quality because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Roys Hill

Each liveable space in a rental property has to have at least one openable doors or windows to offer natural ventilation. In addition, high moisture areas such as kitchens or bathrooms must have a suitable venting fan outside to take moisture away.

This ventilation quality is about recognising it is that the dry atmosphere is less difficult to heat and the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not living spaces and therefore don’t need an opening door or window.

Each window, door , or the skylight requirements to have the ability open to the outside, and stay at an open angle to allow the circulation of fresh air and ventilation.

The bathrooms in all kitchens and any other area in your property with shower, bath and cooktop or another moisture generating item will require suitable extractor fans which are vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces with the right extractor fan for areas that are high in moisture.

Insulation Roys Hill

Underfloor and ceiling insulation is mandatory to all rental houses as of July 1st, 2019. Property managers and landlords should make sure that the insulation meets the new standard. In some instances, existing ceiling insulation or insulation in the sub floor space might need to be topped up or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and damp, and also makes it easier to allow the house to hold heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Roys Hill Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building; you have to make sure there is somewhere for rain, surface or ground water and also stop it from getting into the building. When it is damp and moisture, it’s usually not apparent that it can cause a lot of trouble and cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties must be equipped with effective drainage to eliminate rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure that the water is able to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between floorboards and soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, to block any moisture in the ground from getting into the home. It also assists in preventing any damage to your underfloor insulation.
