Healthy homes matter

Why is Healthy Homes Compliance important?

A majority of households rent the property in New Zealand and Roys Hill, and research shows us that these rental homes are likely to be colder, older and are not as effective heating and are of lower quality than the houses of owners.

Cold, damp and mouldy houses are associated with negative well-being outcomes, particularly for ailments like colds and influenza, asthma, and cardiovascular conditions. Enhancing the standard of Roys Hill rental property will allow tenants to enjoy improved mental and physical health as well as lessen interruption to learning, work and living because of illness. Your investment is also better protected from mould, mildew and damp damages, which means less maintenance costs over the long term.

Draughts increase the likelihood of lower temperatures in houses. A cold home is more expensive to heat, which means wasting energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the air is clear from a hole or gap or crack, then it is likely to be a gap or an opening that requirements sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that let air in or out into your house require seals. For example, if the open fireplace is not in use, it can cause draughts and should be shut from. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as far as possible.

There is no require to block up intentional gaps or holes that are part of the building. For example, tiny gaps around windows and doors may be required to allow for the movement of the building when the household gets warmer and cooler, so that they can still be closed and opened rather than being stuck. We will test all doors and windows during an Healthy Homes assessment of your rental property.

Heating Roys Hill

Rental properties in Roys Hill need to have a stable source of heating that can warm the living area to at minimum 18degC, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements to remain fixed (i.e., not portable) and at least 1.5 kW in heating capacity, and it must have the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to determine whether the fixed heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Unflued combustion and open fire heaters like portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it should include an thermostat. This will make the heating more consistent and effective. In most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings the smaller fixed electric heater may suffice.

If your main living space is already equipped with a fixed heating source, like the heat pump, it could need some additional energy in order to comply with the standards. Some types of heaters can’t be used to comply with the standard because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Roys Hill Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside It’s about having to ensure there is somewhere for surface as well as groundwater to move and also stop it from getting inside. When it comes to moisture and damp it’s usually not apparent that it can cause a lot of trouble, causing the property to suffer and harming the tenant’s well-being.

Rental properties require to have efficient drainage to get rid of floodwaters, surface water and ground water, including the proper outfall or runoff. Making sure the water has a proper place to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture from entering, if your property has an enclosed space between your flooring and the ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from entering the structure. It also assists in preventing from causing damage to the flooring insulation.
