Draughts may lead to less temperature in houses. A damp home will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draft can be felt from unreasonable gaps or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap or crack, then it is probably a gap or an opening that needs sealing in any way. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and allow air in or out of your house require to be sealed. For example, if an open fireplace isn’t used it may cause draughts and should be shut from. Property managers and landlords are responsible for making sure that such draughts are squelched whenever imaginable.

There is no need to block off gaps or holes which are part of the building. For instance, small gaps around doors and windows could be required to allow for movement within the structure when the house gets warmer and cooler, in order to let them be closed and opened instead of than being stuck. We will test all doors and windows in an Healthy Homes assessment of your rental property.

This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements for it to be permanent (i.e. not portable) that is, at minimum 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine if the current fixed heater(s) are sufficient or whether you will require to top up by adding a second heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it needs to be equipped with an thermostat. This will help make your heating more consistent and efficient. In some instances, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If your living space already has a fixed heating source such as an air conditioner, it may need an update to meet the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either costly, not affordable to run, or are unsafe to operate.

Making sure your rental property is protected from water damage isn’t only about the interior of the building but you must ensure there is somewhere for surface, rain or ground water, and also stop it from getting into the building. When it is about damp and water, it’s often what you don’t see that can cause a lot of trouble that can cause damages to your investment and affecting your tenant’s health.

Rental properties should be equipped with efficient drainage for the removal of rainwater, storm water and ground water, including the proper outfall or runoff. Making sure that water has a proper place to go, and it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture in the ground from rising into the building. It also assists in preventing moisture damage to the underfloor insulation.
