Fines for Failing to Comply

From the 1st of July in 2021, when a new, renewed or varied tenancy is signed on a Roys Hill rental property, all Healthy Homes compliance tasks must be done inside of 90 days.

Since the 1st July of 2021, if a new, renewed or varied tenancy is signed on a Roys Hill rental property, all Healthy Homes compliance work must be completed within 90 days.

Roys Hill Healthy Homes Compliance Timeframes

Tenancies established in the period between July 1st 2019 to 30 , June 20,21

  • Underfloor and ceiling insulation is compulsory in all Roys Hill and New Zealand rental homes where it’s reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply An Insulation Statement as well as an Insurance Statement must be included with any renewal, new or amended tenancy agreement.
  • Landlords and property managers must keep records that demonstrate compliance with all Healthy Homes Standard that apply or will be applied to their rental properties.

From July 1st 2021

  • Private landlords and property managers should make sure their rental properties comply according to Healthy Homes Standards within 90 days of any new, renewed , or altered lease.
  • All boarder homes (except Kainga Ora and registered Community Housing Provider boarding house tenancies) must comply with the Healthy Homes Standard regardless of the date when the tenancy started.

From 1 July 2023

  • All houses rented through Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must be in compliance with the Healthy Homes Standards regardless of when the tenancy first began.

From July 1st 2024

  • All rentals homes are required to comply with Healthy Homes Standards regardless of the time of the first day of tenancy.

However, in certain instances like small apartment buildings, a smaller fixed electric heater may suffice.

If your main living space already has a permanent heating source, such as an air conditioner, it might just require a top up to make sure it meets the requirements. Some types of heaters can’t be utilised to meet the quality because they’re expensive, inefficient or unsafe to operate.
