Taradale rental properties require a reliable heating source which can warm the main or largest living space to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs for it to be permanent (i.e., not portable) and at least 1.5 kW of heating capacity and have the minimum requirement for heat capacity in the living area. The Heating Assessment Tool can be used to determine if the existing permanent heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters aren’t considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it should have a thermostat. This will make your heating more consistent and efficient. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like apartments with small spaces an electric, fixed heater might be enough.

Insulation Taradale

Insulation for underfloor and ceilings has been compulsory to all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation meets this new quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and dampness, and it will make an easier task to the household to hold the heat.

The "R" signifies thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more high the R-value, better the insulation.

Taradale Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting inside. When it comes to moisture and damp it’s often what you don’t see that can become a big problem that can cause damages to your investment and affecting your tenant’s well-being.

Properties that are rented must be equipped with efficient drainage for the removal of storm water, surface water and groundwater, with the proper outfall or runoff. Making sure the water has a place to go, and it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

In addition to an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between your floor and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from getting into the home. It also helps to prevent water damage to the floor insulation.
