Heating Te Hauke

Rental properties in Te Hauke should have a permanent source of heating that can heat the main or largest living room to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

A Heating Assessment Tool could be used to check if the current fixed heater(s) are sufficient or whether you will require to "top up" with a new heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, then it must have an thermostat. This will make the heating more consistent and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments the smaller fixed electric heater may be sufficient.

If the main living room already has a central heating source such as heat pumps, it might need an upgrade to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the quality as they are either expensive, inefficient or are unsafe to operate.

Te Hauke Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow and stop it from coming into the building. When it is damp and moisture, it’s often not apparent that it can become a big problem and end up causing damage to your investment and affecting your tenant’s health.

Rental properties need to be equipped with efficient drainage for the removal of storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure the water is able to go, and that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture ingress, if your rental is enclosed between your floor and the ground, a ground water barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from accumulating into the property. It also helps in preventing water damage to the floor insulation.
