Unreasonable Gaps & Holes

Draught Stopping Te Hauke

Draughts may lead to lower temperatures in homes. A damp house is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught can be perceived as a result of gaps or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or an unobstructed draught coming from a gap or hole, then it’s likely to be a gap or hole which requirements sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that allow air to enter or exit from the house require seals. In the case of an open fireplace is not in use, it may cause draughts and should be blocked from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t need to block gaps or holes that are part of the construction. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure when the household warms and cools so that they can still be closed and opened rather than securing. We will check all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Te Hauke

Te Hauke rental properties need to have a stable heating source that can heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements that it be permanently fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to check if the current fixed heater(s) are sufficient or if you’ll need to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it requirements to have an thermostat. This makes the heating more reliable and effective. For most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings, a smaller fixed electric heater may be sufficient.

If the living area already has a permanent heating source like the heat pump, it might need an update to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Te Hauke

Each living space within a rental property has to include at least one open window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens and bathrooms need to have an externally vented extractor fan to remove moisture.

This ventilation standard is all about understanding how dry air is much easier to heat and that a property that is well ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore don’t require an opening door or window.

Each window, door or the skylight needs for them to be in a position to open to the outside while remaining at an open angle in order to allow ventilation and fresh air air flow.

The bathrooms in all kitchens as well as any other space in your property with a bath, shower, cooktop or other high moisture-producing item will require adequate extractor fans that are vented out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Te Hauke

Insulation for underfloor and ceilings is mandatory on all rental homes as of July 1st, 2019. All landlords and property managers have to ensure the insulation meets current quality. In some instances, current ceiling insulation, or the insulation of the subfloor space may require to be added or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and dampness, and will also make much easier to the home to hold warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Te Hauke Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building it is also about the outside. You must make sure there is somewhere for rain, surface or ground water, and to prevent it from getting inside. When it is about damp and water, it is usually not apparent that it could become a major issue and end up causing damages to your investment and affecting your tenant’s health.

Rental properties should be equipped with effective drainage to eliminate the stormwater and surface waters and ground water. This includes the proper outfall or runoff. Making sure the water has a location to go, and also that it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your rental is enclosed between the floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from accumulating into the property. It also assists in preventing moisture damage to the underfloor insulation.
