Unreasonable Gaps & Holes

Draught Stopping Te Mata Hills

Draughts increase the likelihood of dropping temperatures within houses. A cold home costs more to heat, meaning wasting energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a crack or a gap, then it’s probably a gap or hole that requirements sealing in the way you can. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air into or out from the home require seals. For example, if an open fireplace isn’t being used, it can create draughts. This should be sealed off. Property managers and landlords are responsible for ensuring that such draughts are squelched whenever imaginable.

You don’t require to block gaps or holes which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure as the household heats and cools, so that they are able to be shut and opened, rather instead of being stuck. We will check the windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Te Mata Hills

Te Mata Hills rental properties need to have a stable source of heating which can warm the largest or main living space to at least 18degC even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs to remain fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are sufficient or if you’ll require to top up by adding a second heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it should have a thermostat. This makes the heating more reliable and efficient. In most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances such as small apartments an electric, fixed heater may suffice.

If your main living space already has a permanent heating source, like the heat pump, it could require a top up to meet the standards. Certain types of heaters cannot be used to comply with the quality as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Te Mata Hills

Each living space within a rental house must have at least one openable windows or an exterior door to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms should have an externally vented extractor to remove moisture.

The ventilation standard is about recognising it is that dry air is more easy to heat and heat, and a well ventilated rental property will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway are not considered liveable and therefore are not require an opening door or window.

Each window, door or skylight needs for them to be in a position open to the outside and remain set in an opening position in order to allow to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other room in your house that houses a bath, shower and cooktop or another humidity-generating items will require proper extractor fan systems which are vented towards the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space, including suitable extractor fans in high moisture areas.

Insulation Te Mata Hills

Insulation for underfloor and ceilings is required to all rental houses as of July 1st, 2019. All landlords and property managers must ensure that the insulation is in line with this new standard. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be filled with or replaced.

A well-insulated property will reduce the risk of condensation and reduce the chances of dampness and mould, and will also make much easier for the house to hold heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a measure of how well insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Te Mata Hills Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building It’s about having to ensure there is somewhere to allow surface, rain or ground water and stop it from coming into the building. When it concerns damp and moisture it is usually not apparent that it could become a major issue and end up causing the property to suffer and affecting the tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure that water has a location to go, and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between the floor and the surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is usually a polythene sheet laid over the ground to prevent any moisture in the ground from rising into the building. It also helps in preventing any damage to your underfloor insulation.
