Te Mata Hills Healthy Homes Compliance Timeframes

Tenancies that were signed from 1 July 2019 and the 30th June in 2021

  • The insulation of the ceiling and underfloor is required in all Te Mata Hills and New Zealand rental houses where it is reasonably practicable to install.
  • A Healthy Homes Intent to Comply Statement as well as an Insulation Statement, and an Insurance Statement should be included with any renewed, new or varied tenancy agreement.
  • Property managers and landlords have to keep records to demonstrate compliance with each Healthy Homes Standards that apply or will apply during the tenancy of an apartment rental.

Heating Te Mata Hills

Rental properties in Te Mata Hills must have a fixed source of heat that is able to heat the principal or the biggest living area to at minimum 18degC, even on the winter coldest days. For most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, like small apartments the smaller fixed electric heater could be enough.

If the living area already has a central heating source, like the heat pump, it may need an update to be able to meet the standards. Certain kinds of heaters cannot be used to meet the quality since they’re either inefficient, unaffordable to operate and/or unsafe to run.
