The damp, cold and mouldy houses can have negative health outcomes, particularly illnesses such as colds and flu, asthma and cardiovascular conditions. Unreasonable Gaps & Holes

Draught Stopping Twyford

Draughts can lead to low temperatures inside households. A damp house costs more to heat, meaning wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a gap or hole, then it is probably a gap or hole which requirements sealing in the way you can. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that let air into or out within the home need to be sealed. For example, if an open fireplace is not in use, it can cause draughts and should be shut off. Landlords and property managers are responsible for making sure such draughts are eliminated as much as imaginable.

You don’t require to block off holes or gaps in the construction. For instance, small gaps around doors and windows could be necessary to allow movement of the building as the home heats and cools, so that they can still be closed and opened rather than being stuck. We will check the windows and doors as part of the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Twyford

Rental properties in Twyford must have a fixed source of heating that is able to heat the living space to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements that it be permanently fixed (i.e., not portable), at minimum 1.5 kW in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if your current fixed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it should be equipped with a thermostat. This makes the heating more uniform and effective. For most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater may suffice.

If the living area already has a central heating source, such as heat pumps, it may require a top up in order to comply with the standards. Certain types of heaters cannot be used to meet the standard since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Bedrooms, living rooms kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway are not considered liveable and don’t require an opening window or door.

Each window, door or skylight needs at least open to the outside, and stay at an open angle to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other room in your house that houses a bath, shower and cooktop or another water-generating appliance will require adequate extractor fans which are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Twyford

Insulation for underfloor and ceilings has been compulsory in all rental homes since July 1, 2019. Property managers and landlords have to ensure that the insulation is up to this new standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and dampness as well as making it easier to the household to retain warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Twyford Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building It’s about having to make sure there is somewhere for rain, surface as well as groundwater to move and to prevent it from getting into the building. When it concerns damp and moisture it’s often the concerns you don’t notice that could become a major issue, causing damage to your investment as well as affecting your tenant’s well-being.

Rental properties must be equipped with effective drainage to remove rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to prevent moisture ingress, if your rental is enclosed between floorboards and the ground, a ground water barrier must be installed if it is reasonably practicable to do so.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture in the ground from getting into the building. It also helps in preventing any damage to your underfloor insulation.
