Healthy homes matter

Why is Healthy Homes Compliance so Important?

About 1 in 3 households rent in New Zealand and Twyford, and research indicates that rental homes tend to be colder, older and have less efficient heating and are of lower quality than the homes of owners.

Cold, damp and mouldy houses are associated with negative well-being results, specifically for illnesses like colds, influenza, asthma, and cardiovascular conditions. In addition, people who reported at least four key home quality issues often suffer from low life satisfaction and reduced mental wellbeing.

Enhancing the standard of Twyford rental property will help tenants experience improved mental and physical health and reduce the disruption to work, learning and living due to illness. Your investment is also protected from mould, mildew and damp , which means less maintenance costs in the long-term.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well as Draught stopping on Twyford rental properties.

Unreasonable Gaps & Holes

Draught Stopping Twyford

Draughts increase the likelihood of less temperature in households. A humid house will cost more to heat, which means wasting money and energy.

If a draught is felt through gaps that are too large or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap, then it’s likely a crack or hole that requirements sealing in somehow. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that let air into or out from your house need the sealing. In the case of an open fireplace is not in use, it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as possible.

There is no need to block up intentional gaps or holes that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for the movement of the building when the home is heated and cools so that they can still be shut and opened, rather than securing. We will test all doors and windows in our Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being homes

Heating Twyford

Rental properties in Twyford need to have a stable heating source that is able to heat the living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements for it to be permanent (i.e., not portable) with at least 1.5 kW in heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to check if your current permanent heater(s) are adequate or whether you will require to "top up" by adding a second heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump then it must include the thermostat. This makes the heating more uniform and effective. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like small apartment buildings an electric, fixed heater may suffice.

If your living space already has a central heating source like a heat pump, then it could require an upgrade to ensure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the quality because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway are not considered liveable , and thus do not need an opening door or window.

Every window, door or the skylight needs for them to be in a position of opening to the outside, but remain closed in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other room in your property with a bath, shower and cooktop or another moisture generating item will need proper extractor fan systems which are vented to the outside. In some instances, old ceiling insulation as well as insulation within the subfloor space may require to be added or replaced.

A well-insulated house will help to control condensation and lower the chance of mould and dampness, and will also make it easier to the household to keep the heat.

Twyford Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside It’s about having to ensure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it comes to moisture and damp it is typically those things that you aren’t aware of that could become a major issue and cause damages to your investment and affecting the tenant’s health.

Rental properties require to be equipped with efficient drainage to remove storm water, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure the water is able to go and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent moisture from entering, if your rental is enclosed between the floor and the soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground, to block any moisture present in the ground from entering the home. It also helps in preventing from causing damage to the flooring insulation.
