If a draught could be noticed from gaps that are not adequate or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap or crack, then it’s most likely a gap or crack that needs sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that allow air in or out from your house require the sealing. The Heating Assessment Tool can be used to determine whether the existing fix heater(s) are adequate or if you’ll require to top up by adding a second heater. Twyford Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building It’s about having to make sure there is somewhere for rain, surface or ground water and stop it from coming inside. When it concerns damp and moisture it’s usually those things that you aren’t aware of that can become a big problem and cause damage to your investment and harming the tenant’s health.

Properties that are rented must have efficient drainage to remove storm water, surface water and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between floorboards and ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

A ground moisture barrier is generally a polythene sheet laid over the ground to stop any moisture present in the ground from getting into the property. It also helps prevent water damage to the floor insulation.
