Draught Stopping Waipawa

Draughts increase the likelihood of less temperature in households. A cold home will cost more to heat, which means wasting money and energy.

If a draught can be perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear out of a hole or gap that is, it is likely to be a gap or crack that requirements sealing in some way. Cracks and gaps that are large should be fixed permanently. The gaps that exceed 3mm that allow air in or out within the home need seals. For example, if the open fireplace isn’t being used, it may cause draughts and must be sealed off. Landlords and property managers are responsible for ensuring that these draughts are stopped whenever imaginable.

There is no need to block up intentional gaps or holes that are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for movement of the building as the home heats and cools, to allow them to be closed and opened instead of instead of being stuck. We will test the windows and doors in our Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being houses

Heating Waipawa

Rental properties in Waipawa need to have a stable source of heating which can warm the principal or the biggest living space to at least 18degC, even during the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs that it be permanently fixed (i.e. not portable) that is, at minimum 1.5 kW of heating capacity and have the minimum capacity for heating required in the living area. The Heating Assessment Tool can be used to check if the existing installed heater(s) are sufficient or whether you will require to top up with a new heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered acceptable heating options under The Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), it requirements to be equipped with a thermostat. This will make the heating more reliable and effective. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases such as small apartments an electric, fixed heater may be sufficient.

If the main living room already has a central heating source like the heat pump, it could need some additional energy in order to comply with the standards. Certain types of heaters cannot be used to meet the quality since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Waipawa

Every living space of a rental house must contain at minimum one open doors or windows to provide natural ventilation. Furthermore, moist spaces like kitchens and bathrooms should have an externally vented extractor to remove moisture.

This ventilation standard is about recognising the fact that the dry atmosphere is less difficult to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore are not need an opening door or window.

Each door, window or Skylight needs for them to be in a position of opening to the outside, but remain at an open angle to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other area in your property with a bath, shower and cooktop or another moisture-producing item will require adequate extractor fans that are vented towards the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Waipawa

The insulation of the ceiling and underfloor is mandatory to all rental houses from 1 July 2019. Property managers and landlords are required to ensure the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might need to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of mould and dampness, and it will make it easier for the home to keep warmth.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Waipawa Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building; you have to make sure there is somewhere to allow surface, rain and ground water to go, and also stop it from getting into the building. When it is about damp and water, it’s frequently not apparent that it can cause a lot of trouble that can cause the property to suffer and affecting the tenant’s health.

Properties that are rented must have efficient drainage to get rid of storm water, surface water, and ground water, including an appropriate outfall or runoff. Making sure that water has a place to go, and that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between floorboards and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from accumulating into the structure. It also assists in preventing water damage to the floor insulation.
