Draughts increase the likelihood of less temperature in homes. A damp house costs more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught could be felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap or crack, then it’s most likely a gap or hole that needs sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. Cracks that are greater than 3mm and let air into or out within your house require sealing. In the case of an open fireplace is not in use, it can cause draughts and should be shut from. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent possible.

You don’t need to block holes or gaps that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for the movement of the structure when the household warms and cools in order to let them be closed and opened rather than being stuck. We will check all doors and windows during our Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Waipawa

Rental properties in Waipawa need to have a stable source of heating that is able to heat the living space to a minimum of 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to remain fixed (i.e., not portable) and at least 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine whether your current installed heater(s) are sufficient or whether you will need to "top-up" with an additional heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should have a thermostat. This will help make your heating more consistent and effective. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If your main living space already has a permanent heating source, like the heat pump, it may need a top up to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard because they’re costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Waipawa

Every living space in the rental property should have at least one openable doors or windows to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

This ventilation quality is all about understanding the fact that dried air can be much easier to heat and that a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway are not considered liveable and do not need an opening window or door.

Each door, window or skylight needs to have the ability open to the outside while remaining set in an opening position in order to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, as well as any other space in your home that has shower, bath cooker or any other humidity-generating items will require adequate extractor fans which are vented to the outdoors. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Waipawa Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere for rain, surface and underground water to flow and stop it from coming inside. When it concerns damp and moisture it is usually what you don’t see that could become a major issue, causing damage to your investment as well as harming your tenant’s well-being.

Properties that are rented must have efficient drainage to eliminate storm water, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop water ingress, if the rental is enclosed between the floor and ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from getting into the structure. It also helps to prevent moisture damage to the underfloor insulation.
