Healthy homes are important

Why is Healthy Homes Compliance so important?

Around 1 in 3 households rent homes in New Zealand and Waipawa, and research has shown that these rental homes are most likely to be older, colder, have less effective heating, and generally have lower standard than those owned by owners.

Your investment is also better protected from mildew, mould and damp-related damage, which completed jobs in lower costs for maintenance over the long term.

Unreasonable Gaps & Holes

Draught Stopping Waipawa

Draughts are a major cause of less temperature in homes. A cold house costs more to heat, which means wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or a clear draught out of a hole or gap or crack, then it’s likely a crack or an opening that requirements sealing in any way. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that let air into or out of your home require the sealing. For example, if the open fireplace isn’t in use it could cause draughts, and should be blocked from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed in the maximum extent possible.

You don’t need to block off holes or gaps which are part of the building. For instance, small gaps around doors and windows might be necessary to allow for the movement of the building as the household is heated and cools in order to let them be opened and closed rather instead of being stuck. We will examine all windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Waipawa

Rental properties in Waipawa should have a permanent heating source that can warm the principal or the biggest living space to a minimum of 18degC, even during the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to remain fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to check if the current fixed heater(s) are adequate or if you’ll require to top up by adding a second heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters aren’t considered to be safe heating options for the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it needs to be equipped with a thermostat. This will make the heating more uniform and effective. In most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances such as small apartments an electric, fixed heater might be enough.

If your main living space already has a central heating source, like heat pumps, it might need some additional energy to meet the standards. Certain types of heaters cannot be used to comply with the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Waipawa

Each living space within a rental home must have at least one openable window or exterior door to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

A ventilation standard is about recognising it is that dried air can be less difficult to heat and a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallways are not living spaces and therefore are not need an opening door or window.

Each door, window or Skylight requirements for them to be in a position open to the outside, and stay closed in order to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your home with shower, bath and cooktop or another humidity-generating items will require proper extractor fan systems that vent out to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in areas of high moisture.

Insulation Waipawa

Underfloor and ceiling insulation is mandatory on all rental houses from 1 July 2019. All landlords and property managers have to ensure that the insulation meets this new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be topped up or replaced.

A properly insulated home can help control condensation and lessen the likelihood of dampness and mould, and also makes much easier to the household to retain heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a measure of how well the insulation withstands heat flow. The more high the R-value, more effective the insulation.

Waipawa Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside It’s about having to make sure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting into the building. When it is damp and moisture, it is usually not apparent that it could be a huge problem, causing damage to your investment as well as affecting the tenant’s health.

Rental properties must have efficient drainage for the removal of floodwaters, surface water, and ground water, including an appropriate runoff or outfall. Making sure the water has a location to go, and it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between your floor and soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the property. It also helps in preventing moisture damage to the underfloor insulation.
