Healthy homes matter

Why is Healthy Homes Compliance So Important?

About 1 in 3 households rent from New Zealand and Woolwich, and research shows us that these rental homes are most likely to be colder, older, are not as effective heating, and generally tend to be lower quality than the homes of owners.

Damp, mouldy and cold homes are associated with negative health results, specifically for diseases like colds and influenza, asthma, and heart diseases. Furthermore, people who reported at least four key issues with their housing often have low life satisfaction and reduced mental health.

Improving the standard of Woolwich rental property will allow tenants to enjoy improved mental and physical health as well as lessen disturbance to learning, work and living because of illness. Your investment will be protected from mould, mildew and damp , which means lower maintenance costs over the long term.

The Healthy Homes Standard is a set of specific and minimal standards for heating, insulation Ventilation, Moisture Ingress and Drainage, and Draught Stopping within Woolwich rental properties.

Unreasonable Gaps & Holes

Draught Stopping Woolwich

Draughts can lead to dropping temperatures within households. A damp home costs more to heat, resulting in wasted energy and increased bills.

If a draught could be felt through gaps that are too large or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole and you are able to feel it, it is likely to be a gap or hole that requirements sealing in somehow. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air into or out within your home require sealing. For example, if an open fireplace is not in use, it can create draughts. This should be blocked off. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as possible.

There is no need to block holes or gaps that are part of the building. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure when the home gets warmer and cooler, so that they are able to be closed and opened rather than being stuck. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

Heating Woolwich

Rental properties in Woolwich require a reliable heating source that is able to heat the main or largest living space to a minimum of 18degC, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to be fixed (i.e. not portable), at minimum 1.5 kW of heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to check if the current fix heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it needs to include an thermostat. This will make the heating more consistent and efficient. For most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like small apartments the smaller fixed electric heater might be enough.

If the living area already has a fixed heating source, like a heat pump, then it might require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to achieve the quality as they are either expensive, inefficient and/or unsafe to run.

Ventilation Woolwich

Each living space within a rental property has to have at least one opening doors or windows to offer natural ventilation. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

The ventilation standard is all about recognising how dried air can be much easier to heat and an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t liveable , and thus do not need an opening window or door.

Every window, door or Skylight needs to be able open to the outside while remaining fixed in an open position, allowing for fresh air circulation and air flow.

The bathrooms in all kitchens and any other room in your property with shower, bath and cooktop or another humidity-generating items will require appropriate extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Insulation Woolwich

Insulation for underfloor and ceilings is required for all rent houses since July 1, 2019. Property managers and landlords must ensure that the insulation meets standards that are in line with the latest quality. In some instances, an existing insulation on the ceiling or in the subfloor space may require to be topped up or replaced.

A properly insulated home can help control condensation and reduce the chances of mould and dampness, as well as making it easier for the household to hold warmth.

Insulation needs to meet the R-values of your area.

The "R" signifies thermal resistance and is a gauge of how well insulation resists heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Woolwich Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building but you must make sure there is somewhere for surface as well as groundwater to move, and also stop it from getting inside. When it concerns damp and moisture it’s typically what you don’t see that can become a big problem and cause damage to your investment and harming the tenant’s well-being.

Rental properties must be equipped with effective drainage to remove rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure that the water has a location to go, and that it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between your floor and the surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to stop any moisture present in the ground from accumulating into the structure. It also assists in preventing from causing damage to the flooring insulation.
