Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

Draughts increase the likelihood of dropping temperatures within households. A damp home will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a crack or a gap or crack, then it is likely to be a gap or hole which requirements sealing in the way you can. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air in or out into the house require the sealing. For instance, if an open fireplace is not in use, it could cause draughts, and must be sealed off. Landlords and property managers are accountable for ensuring that such draughts are squelched as much as imaginable.

There is no require to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow for movement within the structure when the household heats and cools, so that they are able to be closed and opened rather than sticking. The proper heating equipment is important to ensure healthy houses

Heating Woolwich

Woolwich rental properties must have a fixed source of heat which can warm the largest or main living room to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs for it to be permanent (i.e., not portable) with at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to check if your current permanent heater(s) are adequate or whether you will require to "top up" with a new heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it needs to be equipped with a thermostat. This will help make the heating more reliable and efficient. In most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. However, in certain instances like small apartment buildings the smaller fixed electric heater may suffice.

If the living area already has a central heating source, like an air conditioner, it might need an upgrade to meet the standards. Certain types of heaters cannot be used to achieve the quality since they’re either costly, not cost-effective to run, and/or unhealthy to run.

Bedrooms, living rooms kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus do not require an opening door or window.

Each window, door , or the skylight needs to be able of opening to the outside while remaining fixed in an open position in order to allow to circulate fresh air as well as ventilation.

Insulation Woolwich

Insulation for underfloor and ceilings is required in all rental houses since July 1, 2019. Property managers and landlords are required to ensure the insulation meets standards that are in line with the latest quality. In some instances, existing ceiling insulation or insulation in the subfloor space may need to be added or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and damp, and will also make an easier task to allow the household to keep warmth.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation can withstand heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Woolwich Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside of the building; you have to ensure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting inside. When it is about damp and water, it is often what you don’t see that can cause a lot of trouble and end up causing the property to suffer and affecting your tenant’s health.

Rental properties must have efficient drainage to remove floodwaters, surface water and ground water, which includes an appropriate runoff or outfall. Making sure the water has a location to go, and it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your rental is enclosed between your flooring and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from rising into the property. It also helps prevent moisture damage to the underfloor insulation.
